TESCO中国地产公司发展战略研究

【摘要】:TESCO中国地产公司的乐都汇购物中心在2009年之前就拿到了20个项目的地块,但截至到目前只有9个己开业项目,业绩上也没有一个能让人拍手叫好的。近一年来TESCO中国地产公司的人事震动所引起的各种猜想多次见诸报端。TESCO中国地产公司是否会在近期退出中国市场,TESCO集团会如何调整中国地产公司的战略,中国地产公司的乐都汇项目是否还能继续,乐都汇项目的开发模式是否有新的变化,中国地产公司的人事是否还会有更大的调整,针对这些问题各专业人士也给出了自己的答案和建议。本文在企业战略管理理论的指导下,采用规范分析与模型分析相结合的分析方法,利用PEST分析方法全面研究TESCO中国地产公司投资有限公司所处的外部政治法律、经济、社会文化和技术发展趋势的宏观环境,并采用战略领域管理大师迈克尔·波特的五力模型全面分析购物中心市场的发展状况和竞争态势。利用SWOT模型深度分析在现阶段TESCO地产公司的优势、劣势、机会、威胁,用价值链分析企业内部结构存在的问题,探求能够使TESCO地产公司摆脱目前的困境,向可持续发展的企业集团转型的发展策略。本文可以给许多还未进入中国市场的外资零售公司以及想要开展商业地产业务的中国本土零售公司提出参考意见,以帮助它们选择最为正确的方式进入中国商业地产市场。
[Abstract]:Tesco China Real Estate's Ledu Mall Mall took over 20 sites before 2009, but so far only nine projects have opened and none of them has been applauded. In the past year, various guesses caused by the personnel shock of Tesco China Real Estate Company have been published many times. Will Tesco China Real Estate Company withdraw from the Chinese market in the near future? how will Tesco Group adjust the strategy of Chinese real estate companies? Will the Chinese real estate company's Ledouhui project continue, whether there will be new changes in the development mode of the Ledu project, and whether the personnel of the Chinese real estate company will be further adjusted? In response to these questions, professionals also give their own answers and suggestions. Under the guidance of enterprise strategic management theory, this paper adopts the analytical method of combining normative analysis with model analysis, and makes a comprehensive study of the external political law and economy of Tesco China Real Estate Investment Co., Ltd., by using pest analysis method. The macro environment of the trend of social culture and technology development and the comprehensive analysis of the development situation and competition situation of shopping center market by using Michael Porter's five-force model of the master of strategic field management. The SWOT model is used to analyze the advantages, disadvantages, opportunities and threats of Tesco real estate companies at the present stage, and the value chain is used to analyze the problems existing in the internal structure of enterprises, so as to find out how to get Tesco real estate companies out of the current predicament. The development strategy of transition to sustainable development enterprise group. This paper can give many foreign retail companies that have not yet entered the Chinese market and Chinese local retail companies who want to start commercial real estate business to give some advice to help them choose the most correct way to enter the Chinese commercial real estate market.
