基于GIS的南昌商业房地产项目空间布局研究

【摘要】:随着南昌市居民生活水平的不断提高,居民的消费需求不断增大,原有消费空间已远远满足不了居民消费需求,给南昌市商业房地产项目的发展带来契机。商业房地产项目营造的商业空间,作为城市空间的重要组成部分,其合理性对城市的运转将产生重大影响。近年来,南昌商业房地产项目开发量正在快速增长,其形成的商业空间必定影响着南昌整个城市空间布局,故优化商业房地产项目的空间布局则显得尤为重要。 首先,本文通过了解我国房产市场发展的历程,针对于近年来商业地产发展的情况和商业房地产项目开发运营的困境提出了本文的选题背景、目的和意义,并通过对国内外商业空间的研究提出了本论文的研究方法和技术路线。 其次,本文通过对商业房地产空间布局相关概念及理论进行梳理之后,对南昌市房地产市场的发展情况进行分析,并采取多种方法获取本文研究所需要的项目数据。 再次,本文并将收集的商业地产项目数据用GIS软件直观地呈现在南昌市地图上,对南昌市商业房地产项目的总量、价值和业态空间布局进行现状分析。根据南昌市商业房地产项目空间布局的现状情况,分别从社会经济发展、居民人口、城市规划、道路交通、政策导向、历史传统和商业房地产项目参与者等几方面进行商业房地产项目空间布局的影响因素分析,并得出南昌市商业房地产项目空间布局存在项目体量分布不均衡、空间价值差异较大、商业空间等级体系不完善、空间分布与人口分布结构性错位和项目空间布局与城市交通矛盾突出等问题。 最后,本文针对南昌市商业房地产项目空间优化配置提出了城市商业空间规划布局优化和商业房地产项目自身空间选址两方面的建议,其中商业空间规划布局优化建议有:1、城市商业空间规划与城市规划相衔接;2、进一步完善城市商业空间结构;3、协调好城市各类空间的相互关系;4、树立城市商业规划的权威性和稳定性;5促进城市商业业态的多样性发展,商业房地产项目空间选址建议有:1、结合城市发展趋势,优先考虑商业房地产项目发展区域;2、协调城市道路交通,依托地铁建设发展商业房地产项目;3、寻求商业房地产项目商业业态与空间位置的最佳契合方式;4、深化“特色”概念,建设城市特色专业商业街。
[Abstract]:With the continuous improvement of living standards of Nanchang residents' consumption demand is increasing. The original consumption space can not meet the consumption needs of residents and brings opportunities for the development of commercial real estate projects in Nanchang. Commercial space created by commercial real estate projects, as an important part of urban space, its rationality will have a significant impact on the operation of the city. In recent years, the development amount of commercial real estate project in Nanchang is increasing rapidly, and the commercial space formed by it must affect the spatial layout of the whole city in Nanchang, so it is particularly important to optimize the spatial layout of commercial real estate project. First of all, through understanding the course of the development of the real estate market in our country, this paper puts forward the background, purpose and significance of this paper in view of the development of commercial real estate in recent years and the predicament of the development and operation of commercial real estate projects. And through the domestic and foreign commercial space research proposed this paper research method and the technical route. Secondly, after combing the related concepts and theories of commercial real estate spatial layout, this paper analyzes the development of Nanchang real estate market, and takes a variety of methods to obtain the project data needed in this paper. Thirdly, the commercial real estate project data collected in this paper is presented intuitively on the map of Nanchang City with GIS software, and the present situation of the total amount, value and spatial layout of the commercial real estate project in Nanchang City is analyzed. According to the present situation of the spatial layout of the commercial real estate projects in Nanchang City, from the aspects of social and economic development, resident population, urban planning, road traffic, policy guidance, The historical tradition and the participants of commercial real estate projects are analyzed in terms of the factors affecting the spatial layout of commercial real estate projects, and it is concluded that the spatial distribution of commercial real estate projects in Nanchang City is not balanced in terms of project volume. The difference of spatial value, the imperfect system of commercial space, the structural dislocation of spatial distribution and population distribution, and the contradiction between spatial distribution and urban traffic are obvious. Finally, this paper puts forward two suggestions for the spatial optimization of commercial real estate projects in Nanchang, namely, the layout optimization of urban commercial space planning and the space location of commercial real estate projects. Among them the commercial space planning layout optimization suggestion is: 1, the city commercial space planning and the city planning link 2, further consummates the city commercial space structure, coordinates the city each kind of space each other relations; (4) to establish the authority and stability of urban commercial planning to promote the diversified development of urban commercial forms. The space location suggestion of commercial real estate projects is 1: 1. According to the trend of urban development, priority should be given to the development areas of commercial real estate projects; Second, coordinate urban road traffic, rely on subway construction to develop commercial real estate project, seek the best fit way of commercial real estate project and space position, deepen the concept of "characteristic", and build special commercial street with city characteristics.
