太原市高校毕业生住房问题研究

【摘要】:住房是一种特殊的商品,,是人们生存的必需消费品,它不仅关系到个人的生活质量,更是社会经济发展的重要衡量指标。在市场经济条件下,房屋的价格受市场的供求关系影响很大,住房分配一般与个人的收入水平成正比例的关系。大部分中高收入家庭购买市场上的商品房,而中低收入家庭和“夹心层”人群就需要市场和政府的共同帮助。中低收入家庭的高校毕业生更是在就业后面临着住房困难。 太原市作为山西省的省会城市,每年都会吸纳大量的高校毕业生在此就业,同样面临着住房困难的问题。调查显示,太原市高校毕业生的住房主要以租赁为主,居住的区域比较集中且城中村中居住的比例较大,人均住房面积小,居住条件差,住房支出占收入的比重较高,虽然他们对先有的住房状况还基本满意,但大部分人还是希望在未来5-10年内能够购买住房。造成太原市高校毕业生住房问题的主要原因是房价持续上涨、住房保障政策缺失、住房消费理念存在问题等,因此,我们应当从完善住房保障政策、合理利用城中村改造的契机、鼓励企业提供集体宿舍、增加小户型和租赁住房供给等方面着手改善太原市高校毕业生的住房条件,同时引导其树立正确的住房消费观。
[Abstract]:Housing is a special commodity and a necessary consumer goods for people to survive. It is not only related to the quality of life of individuals, but also an important measure of social and economic development. Under the condition of market economy, the price of housing is greatly affected by the supply and demand of the market, and the distribution of housing is generally proportional to the income level of individuals. Most middle and high income families buy commercial housing on the market, while middle and low income families and "sandwich class" people need the help of both the market and the government. College graduates from low-and-middle-income families are facing housing difficulties after employment. Taiyuan, as the capital city of Shanxi Province, attracts a large number of college graduates to work here every year, and it also faces the problem of housing difficulties. The investigation shows that the housing of college graduates in Taiyuan is mainly based on rent, and the living area is concentrated and the proportion of urban villages is large, the average housing area is small, the living conditions are poor, and the proportion of housing expenditure to income is high. Although they are generally satisfied with their previous housing status, most still hope to be able to buy a home within the next five to 10 years. The main causes of housing problems for college graduates in Taiyuan are the continuous rise in housing prices, the lack of housing security policies, the problems in housing consumption concepts, and so on. Therefore, we should improve housing security policies. In order to make use of the opportunity of the transformation of the village in the city, enterprises should be encouraged to provide collective dormitory, increase the supply of small units and rental housing, and improve the housing conditions of college graduates in Taiyuan, and guide them to set up a correct view of housing consumption at the same time.
