基于住宅消费行为理论的武汉市住宅郊区化影响因素研究

【摘要】:随着经济的高速增长,作为我国国民经济支柱产业的房地产业也逐年蓬勃发展起来。从大城市到小城镇,随处可见新起的楼盘。楼盘的开发量之巨大,也映射了人们对住宅需求量的居高不下。然而,作为生活必需品的住宅,却由于价格的昂贵导致很多人买不起。尤其是位于城市中心地带的楼盘,更是让人望而却步。于是,很多人便把眼光渐渐往郊区住宅转移。 作为中部地区最大的城市武汉市,也开始了住宅郊区化的进程。住宅郊区化可以缓解城市中心的压力,改善人们的居住环境,但是在住宅郊区化的过程中也出现了许多问题。论文从住宅消费行为理论的角度出发,采取定性分析和定量分析相结合的方法对武汉市郊区住宅的影响因素进行研究。 论文首先在阅读大量文献的基础上,对郊区和住宅郊区化的概念进行了界定,提出了武汉市住宅的范围界定原则,然后通过对武汉市郊区住宅市场的调查和资料搜集,分析了武汉市住宅郊区化的现状和存在的问题。其次,论文通过对问卷调查收集的数据进行因子分析提取了影响武汉市住宅郊区化发展的五个因素,包括住宅价格、自然环境、交通状况、周边配套设施、升值潜力;然后用回归分析方法对各个方面的因素对住宅郊区化的影响作用的大小进行分析。最后,以武汉市住宅郊区化的影响因素作为出发点,针对武汉市住宅郊区化存在的问题,提出了促进武汉市住宅郊区化健康发展的建议。
[Abstract]:With the rapid economic growth, the real estate industry, as the pillar industry of our national economy, is also booming year by year. From big cities to small towns, new buildings can be seen everywhere. The huge amount of development also reflects the high demand for housing. However, as a necessity of life, housing is due to the high price. As a result, many people can't afford it. Especially in the center of the city, the property is more daunting. So, many people gradually look to the suburban residential.
As the largest city in the central region, Wuhan has begun the process of residential suburbanization. Residential suburbanization can relieve the pressure of urban center and improve people's living environment, but there are also many problems in the process of residential suburbanization. The influencing factors of housing in the suburbs of Wuhan are studied.
Firstly, on the basis of reading a large number of literatures, this paper defines the concept of suburbanization and residential suburbanization, puts forward the principle of defining the scope of housing in Wuhan, and then analyzes the present situation and existing problems of residential suburbanization in Wuhan by investigating the residential market in Wuhan suburbs and collecting data. Five factors affecting the suburbanization of Wuhan's residential buildings were extracted by factor analysis, including residential price, natural environment, traffic conditions, peripheral facilities and appreciation potential. Then regression analysis method was used to analyze the influence of various factors on the suburbanization of residential buildings. Taking the influencing factors of Wuhan suburbanization as the starting point, this paper puts forward some suggestions to promote the healthy development of Wuhan suburbanization.
