宏观调控下商业银行房地产开发信贷风险管理研究

【摘要】:我国的房地产市场与发达国家相比,虽然发展的时间不长,但是随着我国住房制度改革和国民经济快速增长,房地产行业已经成为关系到国计民生的支柱产业,房地产价格的波动对国民经济尤其是银行业有着极为重要的影响。而近年来房地产价格不断升高,银行信贷中的房地产信贷比重不断提高,房地产市场价格波动给银行带来的风险也在不断增加。正因如此,,国家关于房地产市场的调控政策也更加备受关注,如何有效地把握房地产信贷的尺度已经成为商业银行风险管理的一个重要课题。 论文的第一章是本文的引言部分,主要介绍选题的背景和意义、国内研究成果、研究的思路和方法以及本研究的主要创新点。本文的第二章对房地产信贷以及房地产信贷风险等相关概念进行了概述,总结了商业银行房地产信贷的特点以及信贷风险的种类。第三章主要围绕商业银行房地产信贷业务的风险现状及成因进行展开,较为详细地阐述了商业银行房地产信贷的风险构成,并结合我国商业银行房地产信贷风险的现状,对风险程度进行了分析。第四章主要讲述了宏观调控对银行房地产信贷业务的影响及可能引发的风险。本章通过对近年房地产行业宏观政策调控状况的概况,分析了宏观调控对房地产市场以及房地产信贷尤其是开发信贷的影响,最后推导出宏观调控对房地产信贷风险的影响。文本第五章在研究国际风险管理经验的基础上,就我国商业银行对房地产开发贷款的风险防范提出相关对策和建议。
[Abstract]:Compared with the developed countries, the real estate market of our country has not developed for a long time, but with the reform of the housing system and the rapid growth of the national economy, the real estate industry has become a pillar industry related to the national economy and the people's livelihood. The fluctuation of real estate price has an extremely important influence on the national economy, especially the banking industry. In recent years, the real estate price is rising, the proportion of real estate credit in the bank credit is increasing, and the risk brought by the fluctuation of the real estate market price to the bank is also increasing. Because of this, the regulation and control policy on the real estate market has attracted more and more attention. How to effectively grasp the scale of real estate credit has become an important subject of risk management of commercial banks. The first chapter is the introduction of this paper, mainly introduces the background and significance of the topic, domestic research results, research ideas and methods, as well as the main innovative points of this study. The second chapter summarizes the concept of real estate credit and real estate credit risk, summarizes the characteristics of commercial bank real estate credit and the types of credit risk. The third chapter mainly focuses on the risk status and causes of commercial bank real estate credit business, expounds the risk composition of commercial bank real estate credit in detail, and combines the current situation of real estate credit risk of commercial bank in our country. The degree of risk is analyzed. The fourth chapter mainly describes the impact of macro-control on bank real estate credit business and possible risks. This chapter analyzes the impact of macro-control on real estate market and real estate credit, especially development credit, and finally deduces the impact of macro-control on real estate credit risk through a survey of the macro-control situation of real estate industry in recent years. On the basis of studying the experience of international risk management, the fifth chapter puts forward the relevant countermeasures and suggestions on the risk prevention of real estate development loans by Chinese commercial banks.
