低利润商品住宅项目成本管理研究

【摘要】:目前的房地产市场,土地成本、建筑成本、管理成本等都在不断上升,面对增长空间有限的房价,各个房地产企业该如何适应,,如何生存与发展?这是摆在房地产企业面前的一个重要问题。房地产企业的核心竞争力主要体现在两个方面,一是产品的差异化竞争,二是产品的成本管理。本文则主要从商品住宅项目入手,分析研究低利润项目的成本管理。 本文首先分析房地产企业成本管理流程是依据工程造价管理模式而逐步发展起来的,进而分析国外国内工程造价管理现状,在此基础上,延伸至房地产企业的成本管理研究,并分析了目前国内几家大型房地产开发企业的成本管理模式,分析其优劣及各自适合的企业类型。在总结各大型房地产企业成本管理模式的基础上,进一步分析商品住宅项目开发各阶段的成本管控重点,并针对如何做好各阶段成本管理,给出了行之有效的方式方法。对于低利润商品住宅项目,在目前的形势下,好的成本管理能确保将该项目的成本控制在既定范围内,以实现项目的预期利润。 本文最后的案例部分描述了一个位于三线城市西郊的低利润商品住宅项目的全过程成本管理,针对项目开发过程中的成本管理进行分析探讨,探寻一种高效严谨的成本管理制度,以便于更好的研究如何在保证商品房产品品质、服务的同时,合理的降低成本,从而提高企业的核心竞争力,在不断进行优胜劣汰的房地产市场中立于不败之地。
[Abstract]:The current real estate market, land costs, construction costs, management costs are all rising, facing the limited room for growth of housing prices, how to adapt to the various real estate enterprises, how to survive and develop? This is a real estate enterprise in front of an important issue. The core competitiveness of real estate enterprises is mainly reflected in two aspects, one is product differentiation competition, the other is product cost management. This article mainly starts from the commodity housing project, analyzes and studies the low-profit project's cost management. This paper first analyzes the process of cost management in real estate enterprises is gradually developed according to the mode of project cost management, and then analyzes the current situation of project cost management in foreign and domestic countries. On this basis, it extends to the research on cost management of real estate enterprises. The cost management models of several large real estate enterprises in China are analyzed, and their advantages and disadvantages as well as their suitable types are analyzed. On the basis of summing up the cost management mode of each large real estate enterprise, this paper further analyzes the key points of cost control in each stage of the development of commodity housing project, and puts forward some effective ways and methods for how to do well the cost management in each stage. In the current situation, good cost management can ensure that the cost of the project is controlled within a given range to achieve the expected profit of the project. The last part of this paper describes the whole process cost management of a low profit commercial housing project in the western suburb of the third tier city, and analyzes and discusses the cost management in the course of the project development. To explore an efficient and rigorous cost management system, in order to better study how to ensure the quality of commercial housing products, services, while reasonably reducing costs, thereby improving the core competitiveness of enterprises, In the continuous survival of the inferior real estate market in an invincible position.
