基于HPM和GIS的武汉市湖泊景观对周边住宅价格影响的研究

【摘要】:城市绿色空间、公园、湖泊风景区等开放空间对城市住宅环境质量具有明显改善作用并进而影响房价已经成为共识。然而,当前城市住宅市场建设过程中对自然资源合理开发和保护仍然存在一些误区,一方面表现为对湖泊和绿地等自然资源的过度占有,另一方面,自然景观对房地产开发产生的效益并未得到合理分配,这些效益被周边房地产的所有者和使用者所无偿占有,没有为本身或其他公用事业的发展做出贡献。由于自然景观的公共性、非商品性,使得它们价值难以使用传统的经济学方法进行评价,如何定量、显化地评估优质的自然环境资源对城市住房价格的影响,相关研究仍然薄弱。 基于此,本文以武汉市主城区的东湖、南湖、沙湖、墨水湖、西北湖为研究对象,采用湖泊周边住宅小区1631份数据,选取建筑特征、区位特征、邻里特征等19个主要因子,运用特征价格模型和GIS软件针对湖泊景观对周边住宅价格的非市场价值进行量化分析,并对特征的价格弹性和距离影响梯度进行了分析。研究结果表明:城市湖泊景观确实对周边住宅价格带来显著的正向影响,且其影响距离梯度是随着距离的增大而逐渐减弱,但其减弱幅度不是均匀减少的。湖泊由于其水域面积、绿化程度、水质不同对周边住宅价格的影响也不尽相同,,总的来说,东湖景观对周边住宅价格的影响最大,西北湖景观影响最小,南湖景观影响稍大于沙湖和墨水湖景观。在其他特征变量不变的情况下,湖泊水域面积每增加一个单位,周边住宅价格将增加0.1%;而湖泊水质每增加一个等级,周边住宅价格将减少7.2%。湖泊景观对周边住宅价格的非市场价值分析可为房地产中税收政策制定和城市基准地价体系建立以及城市规划、环境保护提供科学的依据,要求城市管理者平衡资源开发与保护,以促进城市有序的发展。
[Abstract]:It has become a consensus that urban green space, parks, lake scenic spots and other open spaces can obviously improve the environmental quality of urban housing and then affect housing prices. However, there are still some misunderstandings about the rational exploitation and protection of natural resources in the course of the construction of urban housing market. On the one hand, they are over-occupied of natural resources such as lakes and greenbelts, on the other hand, The benefits of natural landscape to real estate development have not been reasonably distributed, and these benefits have been freely occupied by the owners and users of the surrounding real estate, and have not contributed to the development of themselves or other public utilities. Because of the public and non-commercial nature of natural landscape, it is difficult to evaluate their value by traditional economic methods. Research is still weak. Based on this, taking East Lake, South Lake, Sandy Lake, Ink Lake and Northwest Lake in Wuhan's main urban area as the research object, using 1631 data of residential district around the lake, this paper selects 19 main factors, such as architectural characteristics, location characteristics, neighborhood characteristics, etc. Based on the characteristic price model and GIS software, the non-market value of the surrounding housing price is analyzed quantitatively for the lake landscape, and the price elasticity and distance influence gradient of the characteristics are analyzed. The results show that the urban lake landscape does have a significant positive impact on the housing prices around the city, and the influence distance gradient decreases gradually with the increase of distance, but the extent of the decrease is not uniform. Because of its water area, greening degree and water quality, the influence of lake water quality on the housing price is different. In general, the East Lake landscape has the biggest influence on the surrounding housing price, and the Northwest Lake landscape has the least impact on the housing price. The landscape influence of Nanhu Lake is slightly greater than that of Sand Lake and Ink Lake landscape. Under the condition that other characteristic variables remain unchanged, for every unit of lake water area, the surrounding housing price will increase by 0.1 percent, while for each increase in lake water quality, the surrounding housing price will be reduced by 7.2 percent. The analysis of the non-market value of the lake landscape to the surrounding housing price can provide scientific basis for the establishment of the tax policy, the establishment of the urban benchmark land price system, the urban planning and the environmental protection in the real estate. In order to promote the orderly development of the city, urban managers are required to balance the exploitation and protection of resources.
