【摘要】:本文所述的CI公司是一家房地产经纪顾问公司,,自1989年进入中国房地产市场,其一直立于市场前沿,先后在全国超过50个城市设有驻场办事处,致力于向世界各地的房地产用户、业主和投资者提供全方位的卓越服务。 为实现可持续发展,中国经济在追求加速发展的同时也急需实现经济升级转型,国民经济总额增速放缓已是不争的事实,而房地产行业作为支柱型产业,势必受到一定冲击。这对于以商业地产为主要服务市场的CI公司既是挑战,也是机遇。 本文在论述中引用了迈克尔波特竞争战略理论和五力模型,PEST分析法,市场增长-市场份额矩阵法(波士顿BCG矩阵法)以及安德鲁斯的SWOT态势分析法等相关理论,首先从CI公司所处的外部环境,分析公司在行业中的地位及发展现状,然后通过CI公司的内部环境分析公司价值链的基本活动和辅助活动。接着,通过SWOT分析总结出CI公司的优势、劣势、机会和威胁,结合公司使命、愿景和总体目标推出CI公司差异化竞争战略是成为比对手更具创造力和活力的公司。最后,从市场开拓、内部管理和企业成长的角度分析差异化战略的实施方法。
[Abstract]:CI is a real estate brokerage consulting company, which has been at the forefront of China's real estate market since 1989, and has established field offices in more than 50 cities in China. Committed to providing a full range of excellent services to real estate users, owners and investors around the world. In order to achieve sustainable development, China's economy is in urgent need of economic upgrading and transformation while pursuing accelerated development. It is an indisputable fact that the total growth rate of the national economy has slowed down, and the real estate industry, as a pillar industry, is bound to suffer a certain impact. This is both a challenge and an opportunity for CI, whose main service market is commercial real estate. In this paper, Michael Porter's competitive strategy theory and five-force model, PEST analysis, market growth-market share matrix method (Boston BCG matrix method) and Andrews SWOT situation analysis are cited. Firstly, from the external environment of CI Company, the position and development status of the company in the industry are analyzed, and then the basic and auxiliary activities of the value chain of CI Company are analyzed through the internal environment of CI Company. Then, through the analysis of SWOT, the author summarizes the strengths, weaknesses, opportunities and threats of CI Company. Combining with the mission, vision and overall goal of CI Company, the differentiated competitive strategy of CI Company is more creative and dynamic than its competitors. Finally, from the perspective of market development, internal management and enterprise growth, the implementation method of differentiation strategy is analyzed.
