XX报社房产管理信息系统的开发

【摘要】:随着时代的发展,各项管理工作越来越细化,也越来越专业化。房产管理工作发展的更加多元化,与各部门之间工作的协作也更加深入化。房产管理工作已不再是单纯的房屋管理,而是包括了办公用房管理、住宅管理、维修基金管理、公积金管理、各种补贴的发放、各种费用的报销等等。工作范畴的增加、各类补贴等费用的计算都不仅单纯的需要房屋信息,还要与人力资源信息、财务信息相结合,这些都迫切需要将房产管理工作信息化。本文通过对国内外案例的研究,认为随着计算机技术、网络技术和通信技术的发展和应用,信息化已成为一个单位可持续发展和提高市场竞争力的重要保障。信息系统是一种现代信息化的管理手段,通过人与计算机网络的结合实现管理的高效化与明确化。房产管理信息系统的建设能够充分利用现有的业务数据,准确分析单位现有情况,及时调整管理思路与策略,并通过系统的功能扩展来对单位实施管理决策与控制实施、执行。房产管理信息系统作为一个基本管理信息系统,是对房产管理相关工作的基本依据,开发这个管理系统是完善单位信息化管理的一个重要环节。其设计的目的在于通过信息化手段,优化房产管理相关事项的流程,提高工作效率及各种费用计算的准确率;同时对于资料的存档、查找,各信息之间的转换提供了极大的便利条件。为管理人员和员工提供服务,并通过对房屋资源的综合统计、分析进行科学决策。文中作者结合实际的工作,采用软件工程学的方法,从房产管理信息系统的需求分析、设计、编码等环节阐述该应用系统的可行性。
[Abstract]:With the development of the times, the various management work more and more refined, also more and more specialized. The development of real estate management work more diversified, and the work between the departments more in-depth collaboration. Real estate management is no longer a simple housing management, but includes office housing management, residential management, maintenance fund management, provident fund management, various subsidies, various expenses reimbursement and so on. The increase of work scope and the calculation of all kinds of subsidies need not only the information of housing, but also the information of human resources and finance. Through the case study at home and abroad, this paper holds that with the development and application of computer technology, network technology and communication technology, informatization has become an important guarantee for the sustainable development of a unit and the improvement of market competitiveness. Information system is a modern information management means, through the combination of people and computer networks to achieve high efficiency and clarity of management. The construction of real estate management information system can make full use of the existing business data, accurately analyze the existing situation of the unit, adjust the management ideas and strategies in time, and carry out the management decision and control to the unit through the expansion of the function of the system. As a basic management information system, real estate management information system is the basic basis for the related work of real estate management. The development of this management system is an important link to perfect the unit information management. The purpose of its design is to optimize the process of real estate management related matters by means of information technology, to improve the working efficiency and the accuracy of all kinds of cost calculation; at the same time, for the archiving of information, to find, The conversion of information provides great convenience. Provide services to managers and employees and make scientific decisions through comprehensive statistics of housing resources. Combining with the actual work, the author uses the method of software engineering to expound the feasibility of the application system from the aspects of the demand analysis, design and coding of the real estate management information system.
