德州阳光新天地项目风险管理研究

【摘要】:随着我国经济水平的不断提高和居民收入的较快增长导致人们用于投资房地产和改善住房的需求不断膨胀,房地产业通过近20年的发展得到令人瞩目的成就。由于房地产项目具有政策影响性强、资金需求量大、建设周期长、地域性强、市场变化快等特点,大量不确定因素的存在,导致项目风险较大。尤其伴随着我国住房制度的不断深化改革,房地产市场竞争越来越激烈,房地产投资靠投机取得成功的机会逐渐减少,投资者必须通过正确的决策、合理规范的经营、科学的投资进行有效的项目管理,项目才能获得成功。因此重视并研究房地产开发中存在的风险,并进行有效的识别、分析和控制,高效的开展房地产项目的风险管理,以求达到低风险、高收益的利润目标是每个开发商必须解决的关键性问题。本文共分为七部分。第一部分为引言。该部分从研究背景和意义、研究现状、研究内容和方法、创新与不足进行了述评。第二部分为房地产开发项目风险管理的理论综述。该部分介绍了作为房地产开发项目风险管理理论等内容,并对房地产开发项目风险管理的过程进行了述评。第三部分为德州阳光新天地项目基本情况分析。文章从建设条件与地址、市政配套设施条件、德州阳光心新天地项目基本情况分析、项目SWOT分析及项目定位等方面对其进行了对该项目内外部环境及自身的特点进行深入分析。第四部分对项目在投资决策阶段、土地获取阶段、建设阶段对德州阳光新天地项目中存在的风险及产生原因进行了有效的识别。第五部分对阳光新天地项目通过各种方法进行了风险评价。第六部分针对风险的重要程度不同提出了风险控制措施和解决方案。文章的最后部分为结论与不足。通过对德州阳光新天地项目成本估算、收入估算、损益分析和不确定性分析,笔者认为该项目在投资决策阶段财务风险是可以控制的,在前期和建设施工阶段项目存在的主要风险是工期拖延、施工进度不按计划、质量达不到要求。研究结果表明,房地产企业要控制其风险,必须做好以下几个方面的工作:首先,应实现建立风险预警机制,便于房地产企业管理项目开发过程中的风险;其次,应掌握房地产项目风险识别的方法,进行有效的识别;第三,建立完善的风险评估和分析指标体系,对对房地产开发过程中的风险进行科学评价;最后,掌握风险控制的有效措施,通过提高企业的管理水平、重视工程质量,设计完美的方案满足消费者对住房的新需求,筑世纪精品工程,实现房地产开发企业与消费者的双赢。将风险管理策略运用到房地产项目开发的各个阶段中,实践证明这种方式是可行的,对于房地产企业来说具有普遍的指导和操作意义。
[Abstract]:With the continuous improvement of our country's economic level and the rapid growth of residents' income, the demand for people to invest in real estate and improve housing has been expanding, and the real estate industry has gained remarkable achievements through the development of nearly 20 years. Because the real estate project has the characteristics of strong policy influence, large demand for funds, long construction period, strong regional character, fast market change and so on, the existence of a large number of uncertain factors leads to the higher risk of the project. Especially with the deepening reform of housing system in our country, the real estate market competition is becoming more and more fierce, the chance of real estate investment success by speculation is gradually reduced, investors must through the correct decision, reasonable and standardized management. Only with scientific investment and effective project management can the project succeed. Therefore, we should pay attention to and study the risks existing in real estate development, and carry out effective identification, analysis and control, and carry out the risk management of real estate projects efficiently in order to achieve low risk. High profit target is the key problem that every developer must solve. This paper is divided into seven parts. The first part is the introduction. This part reviews the research background and significance, research status, research content and methods, innovation and shortcomings. The second part is the real estate development project risk management theory summary. This part introduces the theory of risk management of real estate development project, and reviews the process of risk management of real estate development project. The third part is the basic situation analysis of Sunshine New World Project in Texas. This paper makes a thorough analysis of the internal and external environment and its own characteristics of the project from the aspects of construction conditions and address, municipal supporting facilities, the basic situation of the Sunshine Xintiandi Project in Texas, the SWOT analysis of the project and the location of the project. The fourth part of the project in the investment decision-making stage, the stage of land acquisition, construction phase of the Texas Sunshine Xintiandi project in the risk and causes of effective identification. The fifth part carries on the risk evaluation to the sunshine new world project through various methods. The sixth part puts forward risk control measures and solutions according to the importance of risk. The last part of the article is the conclusion and deficiency. Based on the cost estimation, income estimation, profit and loss analysis and uncertainty analysis of the Sunshine Xintiandi Project in Texas, the author thinks that the financial risk of the project can be controlled in the investment decision stage. The main risk of the project in the early stage and construction stage is the delay of the construction period, the construction schedule is not in accordance with the plan, and the quality is not up to the requirements. The results show that in order to control the risks of real estate enterprises, we must do the following work: first, we should establish a risk warning mechanism to facilitate the development of real estate enterprise management project risk; secondly, Should master the real estate project risk identification method, carries on the effective identification; third, establishes the perfect risk appraisal and the analysis index system, carries on the scientific appraisal to the real estate development process risk; finally, Grasp the effective measures of risk control, improve the management level of enterprises, attach importance to the quality of the project, design a perfect plan to meet the new needs of consumers for housing, build a century of quality projects, to achieve a win-win situation between real estate development enterprises and consumers. The application of risk management strategy to various stages of real estate project development proves that this approach is feasible and has universal guidance and operational significance for real estate enterprises.
