以绿带空间为主导的居住区规划设计研究

【摘要】:在我国住区建设快速发展、住区格局千篇一律、住区人居环境广受关注的大背景下,以绿带空间为主导的住区在实践方面已风起云涌,但理论研究却甚为鲜见。本文通过理论类比、卫片解读、案例考察、工程实践等方法对百余例该类住区建设实况进行分析研究,,并建立起该类住区的理论缘起、功能特征、建筑布局、景观设计、交通组织与营销管理等规划设计原理方面的内容框架。 针对该类住区大量兴起的整体情况,归结出以绿带空间为主导的住区具有的形态结构、功能、环境、管理、住户心理等5个方面特征;分析了该类住区在满足购房者需求、符合开发商利益、便于管理者经营、实现与城市互动等4方面原因。 针对该类住区建筑布局,重点从绿带空间的方向对建筑布局的影响、居住建筑平面布局的类型与方式、住区空间轮廓组织的方法、建筑布局对景观渗透性的影响、公共服务设施的布局等5方面进行阐述;归纳出南北向、东西向、斜向、自由向等4种不同方向绿带空间建筑布局方式;总结出行列式、围合式、点群式、混合式等4种居住建筑平面布局类型;提出了运用布局和建筑单体处理来强化绿带空间景观渗透性的方法;并对该类住区的公共服务设施布局归结出了尽端式、包含式、垂直式、平行式、分离式等5种模式。 针对该类住区景观设计,重点研究绿带空间的度与量、结构、特征、景观塑造等4方面内容。通过60个实际案例分析了绿带空间的尺度、数量、比例之间的相互关系;归纳出节点串珠式、流星锤式、树状分枝式等3种绿带空间景观结构类型;阐述了绿带空间具有的形态多样、景观丰富、适宜延伸、结合入口、步行为主等5方面特征;并从硬质景观、软质景观、界面景观等3方面对绿带空间的景观塑造进行了解析。 针对该类住区交通组织,分析了交通系统所具有的动态和静态两种组织关系;重点探讨了人车完全分流式和人车局部分流式两种动态交通模式;并对绿带空间地下停车的静态交通模式进行深入探讨。针对该类住区营销管理从其营销特性与优势两方面进行了分析。同时还对该类住区的安全管理、绿化管理、文化管理等三方面进行探讨。
[Abstract]:Under the background of the rapid development of residential construction in our country, the pattern of residential area is uniform, and the residential environment of residential area is widely concerned, the practice of the residential district dominated by green belt space has been surging, but the theoretical research is very rare. In this paper, through theoretical analogy, satellite interpretation, case study, engineering practice and other methods to analyze and study the construction of more than 100 such residential areas, and establish the theoretical origin, functional characteristics, architectural layout, landscape design, Traffic organization and marketing management and other planning and design principles of the content framework. In view of the whole situation of this kind of residential area, this paper sums up the characteristics of the residential district with green belt space as the leading factor, such as form structure, function, environment, management and household psychology, and analyzes the demand of this kind of residential district in meeting the needs of the buyers. In line with the interests of developers, easy to manage, to achieve interaction with the city and other four reasons. In view of the architectural layout of this kind of residential area, the influence of the direction of green belt space on the architectural layout, the types and methods of residential building plane layout, the method of residential space contour organization, the influence of architectural layout on landscape permeability are emphasized. The layout of public service facilities and other five aspects are elaborated; four different directions of green belt space layout are summed up, such as the north-south, east-west, oblique, free and so on, and the determinant, the enclosure and the point group are summed up. This paper puts forward a method to strengthen the permeability of green belt space landscape by using layout and building monomer processing, and summarizes the layout of public service facilities in this kind of residential area. Vertical type, parallel type, split type and so on 5 kinds of modes. In view of the landscape design of this kind of residential area, the paper focuses on four aspects: the degree and quantity of green belt space, structure, characteristics, landscape shaping, etc. Through 60 practical cases, the paper analyzes the relationship among the scale, quantity and proportion of green belt space, and concludes three types of green belt spatial landscape structure, such as node bead type, meteor hammer type, tree branching type, etc. This paper expounds the characteristics of green belt space in five aspects, such as diverse form, rich landscape, suitable extension, combining entrance, walking and so on, and analyzes the landscape shaping of green belt space from three aspects: hard landscape, soft landscape and interface landscape. Aiming at the traffic organization in this kind of residential area, the dynamic and static relations of traffic system are analyzed, and the two dynamic traffic modes of complete shunt and partial shunt of passenger and vehicle are discussed emphatically. The static traffic mode of underground parking in green belt space is also discussed. This paper analyzes the marketing management of this kind of residential area from its marketing characteristics and advantages. At the same time, the safety management, greening management and cultural management of this kind of residential area are discussed.
