厦门思明区近代洋楼修复与改造再利用后评价

【摘要】：思明区位于厦门本岛南部，北面与湖里区毗邻，东、西、南面与小金门诸岛及漳州市隔海相望，，是厦门城市的旧城区。20世纪前后，随着海外移民潮兴起，很多华侨从海外归来后定居厦门，在当地兴建了大量以欧式洋楼为主的近代建筑，主要位于当时的城区思明区。后来随着时间的发展，部分建筑因为缺乏管理或毁于天灾或毁于人祸，但仍然存留了大量洋楼。近年来随着旅游业的发展，公众对于近代建筑的重要性有了更深的认识，进而做了很多与修复和改造再利用相关的工作。本文的目的是通过对目前部分有代表性的建筑修复与改造再利用的实践进行调查研究，并对其进行评价分析，试图总结当前实践中的经验与不足之处，借鉴我国其它地区的成功理论与经验，针对思明区（不包括鼓浪屿）洋楼提出探讨性的改进措施和建议。本文主要研究内容由三部分组成，首先根据在建筑评价方面的相关理论和研究成果，探讨建立符合思明区实际情况的建筑修复与改造再利用的评价要素和框架，评价要素的选择主要从建筑保护和再利用方面考虑；再者根据调查的情况将思明区当前的修复与改造再利用的实践分为四种类型：内部改造型、功能置换型、整体改造型、原样保护型，并结合实例分析四种类型的具体做法和彼此之间的差异，以及对每种类型进行后评价并总结各自的经验和不足；最后整理当前的修复与改造再利用实践中存在的问题，提出完善的策略以供探讨。本文的创新之处在于：一、将厦门思明区的相关资料、国内的研究成果和实际调研结合起来研究思明区洋楼的修复与改造再利用。二、建立针对思明区洋楼修复与改造的评价要素和框架。三、揭示当前思明区洋楼修复与改造中存在的问题并提出解决策略以供探讨。
[Abstract]:Siming District is located in the southern part of Xiamen, adjacent to the Luli District to the north, east, west, south and across the sea from the small Kinmen Islands and Zhangzhou City. It is the old city of Xiamen about the 20th century, with the rising tide of overseas immigrants. After returning from overseas, many overseas Chinese settled in Xiamen and built a large number of modern buildings with European-style foreign buildings, mainly located in Siming District. Later, with the development of time, some buildings were destroyed by natural disasters or man-made disasters because of lack of management, but a large number of foreign buildings remained. In recent years, with the development of tourism, the public have a deeper understanding of the importance of modern architecture, and have done a lot of work related to restoration and re-use. The purpose of this paper is to investigate and analyze some representative practices of restoration and reusing of buildings, and to sum up the experiences and deficiencies in the current practice. Based on the successful theories and experiences of other regions in China, the paper puts forward some measures and suggestions for improving the ocean buildings in Siming District (excluding Gulangyu). The main research content of this paper is composed of three parts. Firstly, according to the related theories and research results of architectural evaluation, the paper discusses the evaluation elements and framework of building restoration and reconstruction reuse, which accord with the actual situation of Siming District. The selection of evaluation elements is mainly considered from the aspects of building protection and reuse; furthermore, according to the investigation, the current practice of restoration and reconstruction and reuse in Siming District can be divided into four types: internal renovation type, functional replacement type, integral transformation type, and so on. The original protection type, combined with examples to analyze the specific practices of the four types and the differences between each other, as well as to conduct post-evaluation of each type and summarize their respective experiences and shortcomings; Finally, the problems existing in the practice of restoration and reusing are sorted out, and the perfect strategies are put forward for discussion. The innovations of this paper are as follows: first, combining the relevant data of Siming district, the domestic research results and the actual investigation to study the restoration and reusing of the ocean building in Siming district. Second, set up the evaluation elements and framework for the restoration and reconstruction of foreign buildings in Siming District. Third, it reveals the existing problems in the restoration and renovation of foreign buildings in Siming District and puts forward some countermeasures for discussion.
