【摘要】：房地产行业作为我国的支柱产业,随着竞争加剧和国家调控政策加强,愈发面临严峻挑战,欲实现进一步发展,必须在管理模式上加以改进。项目本身一次性的特质导致参与方之问不合作、一次性博弈是房地产开发项目问题的根源。将Partnering这种先进的管理模式引入我国,希望通过加强参与方之间的伙伴关系来解决房地产开发项目存在的问题。而Partnering模式运行平台的建立则有效地改善了Partnering模式在我国的实施障碍,为Partnering模式在我国房地产开发项目中推广应用提供了坚实的基础。本文以“金道城”项目和招商地产为例,分析了“金道城”项目存在的问题,提出了Partnering模式的解决方法。为解决Partnering模式在我国实施的障碍和“金道城”项目存在的问题,建议由招商地产构建保障Partnering模式实施的运行平台。并为Partnering模式运行平台设计了总体架构、准入机制和组织结构,分析了Partnering模式运行平台对Partnering模式实施环境的改善作用。也为招商地产设计了独特的基于运行平台的Partnering模式实施流程和保障机制。同时,希望通过对招商地产Partnering模式应用的研究,可以推动Partnering模式在我国房地产行业的应用与发展,对全国房地产开发企业的运作管理提供一定的指导作用。
[Abstract]:As the pillar industry of our country, the real estate industry is facing more and more severe challenges with the intensification of competition and the strengthening of national regulation and control policies. In order to realize further development, we must improve the management mode. The one-off characteristic of the project itself leads to the participation of Fang Zhi. The one-time game is the root of the real estate development project problem. The advanced management mode of partnering is introduced into our country in the hope of strengthening the partnership between the participants to solve the problems existing in the real estate development projects. The establishment of partnering mode platform effectively improves the obstacles of partnering mode in our country and provides a solid foundation for the application of partnering mode in real estate development projects in China. Taking the project of "Golden Road City" and the real estate of China Merchants as examples, this paper analyzes the problems existing in the project of "Golden City", and puts forward the solution of partnering mode. In order to solve the obstacles of partnering mode in our country and the problems existing in the "Golden City" project, it is suggested that the operating platform of partnering mode should be set up by China Merchants Real Estate to ensure the implementation of partnering mode. The architecture, admission mechanism and organization structure of partnering mode platform are designed, and the improvement effect of partnering mode running platform on partnering mode implementation environment is analyzed. It also designs a unique partnering mode implementation process and guarantee mechanism based on running platform for China Merchants Real Estate. At the same time, it is hoped that the research on the application of partnering mode can promote the application and development of partnering mode in China's real estate industry, and provide some guidance for the operation and management of national real estate development enterprises.
