奥特莱斯购物中心新商业空间初探

【摘要】:随着我国的经济发展和快速的城市化进程,奥特莱斯购物中心近几年在我国的发展建设突飞猛进。奥特莱斯购物中心诞生于美国,并在欧洲和以日本、韩国为代表的亚洲国家迅速发展成熟,但在我国尚属初级阶段,奥特莱斯购物中心常常被人们与普通折扣店相混淆。 奥特莱斯购物中心从国外引进到发展已经十年,主要集中在北京、上海等一线城市的郊区,近几年出现往二线城市发展蔓延的趋势。国内经济的发展促使人们消费观念发生了改变,,人们的消费行为和消费能力也发生了很大变化,奥特莱斯逐渐被消费者所熟知,正在改变着我国的城市商业结构。 有鉴于此,本人选择奥特莱斯购物中心作为论文研究对象,首先研究奥特莱斯购物中心的起源及在美国、欧洲等国家发展过程及国内的发展状况;接着就奥特莱斯购物中心规划选址特点进行了讨论,着重研究了选址的影响因素;奥特莱斯购物中心的设计要素是本文研究的重点,从场地设计、建筑功能平面形态、步行街设计以及建筑风格四个方面展开研究,并结合国内的两个实例进行对比分析,使研究具有普遍意义。 通过对奥特莱斯购物中心新商业空间的系统研究,探寻适合中国本土发展建设的奥特莱斯购物中心模式。
[Abstract]:With the economic development and rapid urbanization of our country, OUTLETS shopping center in recent years in China's development and construction by leaps and bounds. OUTLETS Shopping Center was born in the United States and developed rapidly in Europe and the Asian countries represented by Japan and Korea. But in our country, OUTLETS Shopping Center is often confused with ordinary discount shops. OUTLETS shopping center has been introduced from abroad to develop for ten years, mainly concentrated in the suburbs of Beijing, Shanghai and other first-tier cities. In recent years, OUTLETS shopping center has appeared the trend of spreading to second-tier cities. With the development of domestic economy, people's consumption concept has changed, and people's consumption behavior and consumption ability have also changed greatly. OUTLETS is becoming well known to consumers and is changing the urban commercial structure of our country. In view of this, I choose OUTLETS shopping center as the research object. First, I study the origin of OUTLETS shopping center, the development process in America, Europe and other countries as well as the domestic development situation. Then, the planning and location characteristics of OUTLETS shopping center are discussed, and the influencing factors of the location are studied emphatically. The design elements of OUTLETS shopping center are the focus of this paper, from site design, building function plane form, Four aspects of pedestrian street design and architectural style are studied, and two domestic examples are compared and analyzed, which makes the study of universal significance. Through the systematic research on the new commercial space of OUTLETS shopping center, this paper explores the OUTLETS shopping center model suitable for the development and construction of Chinese mainland.
