深圳保障性居住区商业服务配套设施适应性设计研究

【摘要】：居住区是城市构成的基本元素，而商业服务配套设施是居住区极为重要的组成部分，对居民的日常生活影响较大。在我国，关于低收入群体的保障性住房问题是国家与各地方政府正在研究的一个重要现实课题,且在住房政策、户型设计、空间规划等方面都有不少的成果，但是针对于保障性居住区商业配套设施的研究却非常少。如今社会不断的发展，部分关于保障性住房的规范条例已经滞后，商业配套规模不相适合，业态功能失调，规划布局与空间混乱，与保障性群体的消费特点不符。所以针对这三个较为突出的问题，笔者从建筑学专业的角度出发对深圳保障居住区商业服务配套设施进行研究。本文主体研究的内容分为以下三大部分：一是对深圳保障性居住区的配套商业业态功能进行分析。结合深圳不同地区的区位环境，选取典型的保障性居住区案例，分析其业态的定位规律与分布规律，通过对居住区内部的居民对商业业态的使用意见，发现一些业态功能配置的问题，分析其产生问题的原因，提出自己的一些建设性的业态设计方法。二是对深圳保障性居住区的配套商业的规模进行分析。从当地居民的使用，通过调研采访，得出其规模大小的合理度，最后针对居住区周边环境与区位地理与保障性居住区的类型不同提出自己配建规模的设计策略。三是对居住区配套商业的空间与规划布局形态进行深入探讨。以实例调研为主，选取具有代表性的五个不同的案例，以不同规划布局形态作为切入点，结合居民的意见，从商业的规划布局对居民生活的影响度、购物的方便度、邻里的和谐度进行分析，结合每种商业设施的广场的尺度、商业街的空间等进行分析，，最后总结出不同商业规划形态布局所适合的环境与每种规划布局空间所要遵从的空间设计手法。结合以上研究成果，本文试图为深圳保障性居住区的商业服务配套设施的设计提供一些建议与方法。
[Abstract]:Residential area is the basic element of urban composition, and commercial service supporting facilities is an extremely important part of residential area, which has a great impact on the daily life of residents. In China, the issue of affordable housing for low-income groups is an important practical issue being studied by the state and local governments, and there have been many achievements in housing policy, household design, spatial planning, and so on. But the research on the commercial supporting facilities of the indemnificatory residential area is very few. Nowadays, with the continuous development of society, some regulations on affordable housing have lagged behind, the scale of commercial support is not suitable, the function of business is disordered, the layout of planning and space is chaotic, and the consumption characteristics of indemnificatory groups are not consistent. Therefore, aiming at these three outstanding problems, the author studies the supporting facilities of commercial service in Shenzhen from the angle of architecture specialty. The main content of this paper is divided into the following three parts: the first is the analysis of the supporting commercial function of the indemnificatory residential area in Shenzhen. Combined with the location environment of different areas in Shenzhen, this paper selects the typical case of the indemnificatory residential area, analyzes the orientation and distribution law of its business form, and through the opinion of the residents in the residential area to the use of the commercial business form, This paper finds out some problems in the functional configuration of business form, analyzes the causes of the problems, and puts forward some constructive design methods. Second, the size of the supporting business of the indemnificatory residential area in Shenzhen is analyzed. From the use of local residents, through investigation and interviews, the reasonable degree of its size is obtained. Finally, according to the different types of surrounding environment, location geography and indemnificatory residential area, this paper puts forward its own design strategy of construction scale. Third, the residential supporting commercial space and planning layout of the form of in-depth discussion. Taking the case study as the main body, selecting five representative cases, taking different planning layout patterns as the starting point and combining the residents' opinions, from the impact of the commercial planning layout on the residents' life and the convenience of shopping, The neighborhood harmony degree is analyzed, combined with the scale of the square of each kind of commercial facilities, the space of the commercial street, etc., Finally, it summarizes the suitable environment for different business planning patterns and the space design methods to be followed by each planning layout space. Combined with the above research results, this paper tries to provide some suggestions and methods for the design of commercial service supporting facilities in the indemnificatory residential area of Shenzhen.
