新建综合社区中老人居住组团的规划设计研究

【摘要】：在社会人口老龄化加速、老年居住产品需求旺盛的背景下，我国老年居住产业的发展既充满时代挑战又蕴含历史契机。本论文通过对我国新建综合社区中老年居住组团的规划设计工作，以国内外案例比较、规划可行性分析作为研究手段，从而归纳和总结得出老人居住组团规划导则，并以实际工程案例来进行说明，意在找出一种符合多元化养老模式要求的老年居住组团规划方法，这对即将出现的大量老年社区开发建设工作会提供有益的借鉴和启示。 在我国现阶段“9073”的养老格局下，，机构养老的未来发展目标也仅能覆盖全国3%的老人，围绕自身家庭和依靠亲人照料的居家养老模式依然是主流。然而，在那些居住人口逐渐呈现老龄化、少子化、空巢化的新建综合社区中，老年人的生活照料与精神赡养成为社会与公众日益重视的问题，完全依赖居家养老已经难以承担全部养老需求，多元化的社区养老模成为了有益而又急需的补充。 本文利用规划研究的手段和方法，探索一种符合中国传统赡养理念的、可根据需要进行调整的社区多元化养老模式，并通过对老人居住组团进行设计创新，提出一种适合我国现阶段社会发展水平的社区养老模式。 最后本论文以作者参与的综合社区老年居住组团规划项目来形象具体地阐述在城市新建设、新发展的综合社区中，如何构建养老模式多元化的老人居住组团规划理念。
[Abstract]:Under the background of accelerated aging of social population and strong demand for residential products for the elderly, the development of the residential industry for the elderly in China is full of challenges of the times and contains historical opportunities. In this paper, through the planning and design of the residential group of middle-aged and elderly people in newly built comprehensive communities in China, taking the case study at home and abroad and the feasibility analysis of the planning as the research means, the planning guidelines of the residential group for the elderly are summarized and summarized. The practical engineering cases are used to illustrate that the purpose of this paper is to find out a planning method for the elderly residents who meet the requirements of the diversified old-age pension model, which will provide useful reference and inspiration for the forthcoming development and construction of a large number of elderly communities. At the present stage of "9073" in China, the future development goal of institutional old-age support can only cover 3% of the elderly in the country, and the pattern of old-age support at home, which revolves around the family and depends on the care of relatives, is still the mainstream. However, in the newly built integrated communities where the resident population is gradually aging, minority children and empty nests, the life care and spiritual support of the elderly has become an issue of increasing social and public concern. It is difficult to meet all the needs of the aged by relying entirely on the family. The diversified community pension model has become a beneficial and urgently needed supplement. By means and methods of planning research, this paper explores a kind of community diversified old-age support model which can be adjusted according to the needs of Chinese traditional maintenance concept, and designs and innovates the old people's residential groups. This paper puts forward a kind of community pension model suitable for the current social development level of our country. In the end, this paper uses the comprehensive community residential group planning project in which the author participates to describe in detail how to construct the multi-mode elderly housing group planning concept in the new urban construction and new development of comprehensive community.
