建设项目施工阶段参与方协调管理研究

【摘要】:近年来,国内工程建设项目日趋大型化、复杂化,这对项目的管理提出了更高的要求,而伴随着工业和经济的发展,起源于工业企业的协调管理理念在建设项目管理领域也越来越受到关注。协调这一概念是从工业革命时期提出的,其本质是追求在为实现特定目标的组织内不同团体、个人之间的一种密切配合、协作的状态。在建设项目整个寿命周期中,,施工阶段因牵涉到的参与方众多、协作关系复杂,使得相互之间的协调难度较大,极易影响项目的顺利完成,所以有必要研究协调管理理论在建设项目管理中的应用。 本文首先阐述并分析了国内外关于协调管理的研究现状,以此为基础提出了研究的出发点和对象,即从业主方角度,针对建设项目的施工阶段参与方协调管理的问题运用协调管理的理论,构建协调管理体系,解决参与方协调管理问题。 文章阐述了项目组织管理理论、利益相关者理论和协调管理理论,在此基础上,界定参与方之间的关系类型,并进一步分析了不同项目管理模式和管理组织形式下参与方的关系。 在理论基础的指导下,文章提出了通过项目管理模式与管理组织结构形式的选择、项目结构分解、项目合同结构、项目管理工作流程等一系列过程分析与确定参与方关系的方法,以此为基础构建建设项目施工阶段参与方协调管理体系。然后运用层次分析法和模糊综合评价相结合的方法,针对施工阶段参与方协调管理的效果评价问题,建立了模糊综合评价模型。 最后以某商住两用楼盘开发项目为例,从业主方角度出发将协调管理体系内容应用到该项目施工阶段中,并运用模糊综合评价模型对参与方协调管理水平进行评价,验证了协调管理体系和评价方法的可行性和实用性。
[Abstract]:In recent years, domestic engineering construction projects are becoming larger and more complicated, which puts forward higher requirements for project management, and with the development of industry and economy, The concept of coordinated management originated from industrial enterprises has been paid more and more attention in the field of construction project management. The concept of coordination was put forward from the period of the Industrial Revolution. Its essence is to pursue a state of close cooperation and cooperation among different groups and individuals in order to achieve a specific goal. In the whole life cycle of the construction project, the construction phase involves a large number of participants, and the cooperation relationship is complex, which makes the coordination between each other more difficult, which can easily affect the successful completion of the project. Therefore, it is necessary to study the application of coordination management theory in construction project management. In this paper, the current situation of research on coordination management at home and abroad is first expounded and analyzed, and based on this, the starting point and object of the research are put forward, that is, from the angle of owner, Aiming at the problem of coordinated management of the participants in the construction stage of the construction project, the coordinated management system is constructed by using the theory of coordination management to solve the problem of the coordinated management of the participants. This paper expounds the theory of project organization management, stakeholder theory and coordination management theory. On this basis, it defines the types of relations between the participants. Furthermore, the relationship between participants under different project management models and management organizations is analyzed. Under the guidance of the theory foundation, the paper puts forward the choice of the project management mode and management organization structure, the project structure decomposition, the project contract structure, A series of processes, such as project management workflow, are used to analyze and determine the relationship between the participants, which is the basis for constructing a coordinated management system for the participants in the construction phase of a construction project. Then, a fuzzy comprehensive evaluation model is established based on the method of AHP and fuzzy comprehensive evaluation, aiming at the effect evaluation of the coordinated management of the participants in the construction stage. Finally, taking a commercial and residential dual-use real estate development project as an example, the contents of coordinated management system are applied to the construction stage of the project from the angle of owner, and the level of coordination management of participants is evaluated by fuzzy comprehensive evaluation model. The feasibility and practicability of coordinated management system and evaluation method are verified.
