淄博齐悦国际城项目建设质量管理研究

【摘要】:随着我国经济的发展,人民生活质量不断提高,对住宅质量的要求也越来越高。因此,深入研究如何提供给人们生活所需的高质量的住宅建筑,从而维护人民的生命财产安全和建筑企业自身的信誉和经济效益,具有重要的理论和现实意义。淄博齐悦国际城项目建设作为典型的住宅楼建设项目,随着施工过程的深入,项目的质量管理在施工作业中暴露出了一些不可忽视的问题。针对淄博齐悦国际城住宅楼工程项目质量管理进行的剖析有助于研究及解决当前项目建设质量管理中存在的问题,对解决当前国内建筑工程质量管理所存在的问题也是有益的。 从目前淄博齐悦国际城住宅楼项目建设质量管理工作来看,施工单位已经做了大量的基础性工作。在施工企业内部已经建立起了包括企业总经理、质量管理的分管副总经理、项目经理、项目技术负责人等在内的质量管理责任体系,并通过公司设立的质量监督部、项目部专职质量检查员等方式确立了质量管理的监督机构,此外还建立了一套质量管理流程以及质量管理的奖惩机制。 但在项目各个环节施工过程中,由于质量管理意识较为淡薄,违反质量管理规定的现象时有发生。从施工人员来看,施工队伍整体素质偏低,管理人员水平良莠不齐,不能完全做到按施工标准进行管理。从施工材料管理和使用方面来看,个别材料没有按照设计要求进行采购和检验,对于施工材料的保管和使用也存在不恰当的地方,材料混合堆放,材料容易发生错用,导致工程实体强度和刚度的改变。从施工机械管理方面来看,机械设备陈旧、超期服役等原因造成机械性能下降,从而影响到工程质量。同时,缺乏合理的配置,施工机械设备联合运转效率不理想。从施工方法来看,目前企业技术创新力度不够,新工艺的探索还比较滞后,简单的质量问题得不到很好的解决。 本文通过对淄博齐悦国际城住宅楼项目存在问题及其原因的分析,提出了进一步加强该项目建设质量管理的措施,这些措施主要包括加强施工人员管理、建立完善的激励制度、加强施工材料质量管理、加强施工设备的管理、加强关键施工工序的质量管理等。这些措施有力的保障了该项目建设的施工质量,同时对以后的项目建设质量管理提供了一定的借鉴意义。
[Abstract]:With the economic development of our country, the quality of life of the people is improving constantly, and the requirement of the quality of residence is higher and higher. Therefore, it is of great theoretical and practical significance to deeply study how to provide high quality residential buildings for people to live in, so as to maintain the safety of people's life and property and the reputation and economic benefits of the construction enterprises themselves. Zibo Qiyue International City project as a typical residential building construction project, with the deepening of the construction process, the quality management of the project in construction operations exposed some problems that can not be ignored. The analysis of the project quality management of Zibo Qiyue International Residential Building is helpful to study and solve the problems existing in the current project construction quality management, and is also helpful to solve the problems existing in the current domestic construction project quality management. From the view of the construction quality management of Zibo Qiyue International City residential building project, the construction unit has done a lot of basic work. A quality management responsibility system has been established within the construction enterprise, including the general manager of the enterprise, the deputy general manager in charge of quality management, the technical person in charge of the project, and through the quality supervision department set up by the company, The supervision organization of quality management has been established by the full-time quality inspector of the project department. In addition, a set of quality management process and the reward and punishment mechanism of quality management have also been established. However, in the construction process of each link of the project, because of the weak consciousness of quality management, the phenomenon of violating the regulation of quality management occurs from time to time. From the point of view of the construction staff, the overall quality of the construction team is on the low side, and the level of the management personnel is mixed, so they cannot be managed according to the construction standards. In terms of the management and use of construction materials, individual materials are not purchased and inspected in accordance with the design requirements, and there is also an inappropriate place for the storage and use of construction materials. The materials are mixed and stacked, and the materials are liable to misuse. The change of strength and stiffness of engineering entity. From the point of view of construction machinery management, mechanical equipment is old and out of service, which results in the deterioration of mechanical performance, which affects the quality of engineering. At the same time, the lack of reasonable configuration, construction machinery and equipment combined operation efficiency is not ideal. From the point of view of construction method, the technological innovation of enterprises is not enough at present, the exploration of new technology is still lagging behind, and simple quality problems can not be solved well. Based on the analysis of the existing problems and their causes in Zibo Qiyue International City Residential Building Project, this paper puts forward some measures to further strengthen the construction quality management of the project. These measures mainly include strengthening the management of construction personnel and establishing a perfect incentive system. Strengthen the quality management of construction materials, strengthen the management of construction equipment, strengthen the quality management of key construction procedures, etc. These measures can guarantee the construction quality of the project and provide some reference for the construction quality management in the future.
