基于精益六西格玛的白沙湾保障房质量管理研究

【摘要】:为高效解决中低收入阶层住房问题,满足住房需求,国家制定一系列的政策加大保障性住房的建设规模与力度。保障性住房自建设以来,很大程度上解决了中低收入家庭的住房问题,完善了住房保障体系,促进了社会和谐,具有积极意义。但同时,保障房建设质量问题屡次发生,这不仅降低了政府公信力,更损害了住房者的利益。因此保障房的质量管理需要给予重要关注,对保障房质量管理的研究也具有重要的现实意义。 本文以白沙湾保障房工程项目为研究对象,采用精益六西格玛的方法对其质量进行管理。首先,本文深入分析了精益管理和六西格玛管理各自的优势和不足,结合两种方法的各自优势建立DAMICII模型;根据该项目的工程特点,构建了精益六西格玛质量管理框架,包括建立组织保证体系,确定项目的质量管理流程及施工流程;在构建的DAMICII模型基础上,通过问题定义、绩效测量、原因分析、设计与改进、控制与标准化五个阶段实施质量管理。此外,本文还探讨了该项目的质量保障体系,即制度保障与沟通保障。 通过该项目的实施,我们发现精益六西格玛管理方法在建筑业中可以得到有效的应用,并对实现工程质量管理目标起到保障作用。
[Abstract]:In order to solve the housing problem of middle and low income groups efficiently and meet the housing demand, the state formulates a series of policies to increase the scale and intensity of the construction of affordable housing. Since the construction of affordable housing, to a large extent, it has solved the housing problem of low-and middle-income families, improved the housing security system, promoted social harmony, and has a positive significance. But at the same time, indemnificatory apartment construction quality problems occur repeatedly, which not only reduces the credibility of the government, but also damages the interests of housing people. Therefore, indemnificatory apartment's quality management needs to be given important attention, and the research on indemnificatory apartment quality management is also of great practical significance. In this paper, the quality of indemnificatory apartment project in Baisha Bay is managed by Lean six Sigma method. First of all, this paper deeply analyzes the advantages and disadvantages of lean management and six Sigma management, and establishes DAMICII model combined with the respective advantages of the two methods. According to the engineering characteristics of the project, the quality management framework of Lean six Sigma is constructed, including the establishment of organizational assurance system and the determination of the quality management process and construction process of the project. On the basis of the DAMICII model, quality management is implemented through five stages: problem definition, performance measurement, cause analysis, design and improvement, control and standardization. In addition, this paper also discusses the quality assurance system of the project, that is, system assurance and communication assurance. Through the implementation of the project, we find that Lean six Sigma management method can be effectively applied in the construction industry, and plays a role in ensuring the realization of engineering quality management objectives.
