房地产企业绿色建筑开发意愿影响因素研究

【摘要】:绿色建筑的推广和使用是改善我国人居环境、降低建筑能耗、解决能源问题的根本途径。据统计,在我国新建建筑中,绿色建筑的市场份额仅为6%;而在存量建筑中,超过95%以上仍是高能耗建筑。而且,在我国建筑市场占相当大比重的房地产领域,绿色建筑的比例还更低。尽管政府积极推广绿色建筑,民众也很关注绿色建筑,但目前大部分房地产企业仍不愿意主动开发绿色建筑。因此,对影响房地产企业绿色建筑开发意愿的因素进行系统分析,将有助于推动房地产领域绿色建筑的发展。 本文以房地产企业为研究对象,通过文献阅读,基于计划行为理论,以解构计划行为理论模型为框架,通过专家访谈和企业调研的修正,得到了15个房地产企业绿色建筑开发意愿的影响因素,并构建了研究模型。通过调查问卷的方式进行实证研究,并运用SPSS20.0统计软件,采用因子分析、相关分析、回归分析对问卷数据进行统计分析和研究假设验证。实证分析了房地产企业绿色建筑开发意愿的主要影响因素及其内在原因,对如何促进房地产企业主动开发绿色建筑提出了若干对策建议,并指出本课题的未来研究方向。 本文的研究结果表明:首先,行为态度、主观规范和知觉行为控制是影响房地产企业绿色建筑开发意愿的中间变量,对开发意愿有依次减小的显著影响。其次,作为先行变量,企业理念和战略、收益预期、感知风险对房地产企业绿色建筑开发意愿的行为态度有着依次减小的显著影响;而社会文化环境、市场需求压力、政府法规管制对房地产企业绿色建筑开发意愿的主观规范有着依次减小的显著影响;另外,企业自我效能、资源帮助条件、政府政策激励对房地产企业绿色建筑开发意愿的知觉行为控制有显著影响,且其影响力依次减小。再次,企业规模作为控制变量对房地产企业绿色建筑开发意愿有显著影响,同时也对主观规范、知觉行为控制均有显著影响。
[Abstract]:The promotion and use of green building is the fundamental way to improve the living environment of our country, to reduce the energy consumption of the building and to solve the energy problem. According to statistics, in the new construction of our country, the market share of the green building is only 6%; in the stock building, more than 95% are still high energy consumption buildings. Moreover, in the area of real estate in which the construction market of China accounts for a considerable proportion, the proportion of green buildings is still lower. Although the government is actively promoting green building, the public is also concerned about green buildings, but most of the real-estate enterprises are still reluctant to actively develop green buildings. Therefore, the system analysis of the factors that affect the development will of the green building of the real estate enterprise will help to promote the development of the green building in the real estate field. The paper takes the real estate enterprise as the research object, and through the literature reading, based on the theory of the plan behavior, based on the theoretical model of the deconstruction of the plan, and through the modification of the expert interview and the enterprise research, the influence of the development will of the green building of the 15 real estate enterprises has been obtained. In addition, the study model is constructed. The paper makes an empirical study by means of the questionnaire, and uses the SPSS10.0 statistical software to carry out statistical analysis and research on the questionnaire data by means of factor analysis, correlation analysis and regression analysis. The paper analyzes the main factors and causes of green building development willingness in real estate enterprises, and puts forward some suggestions on how to promote the active development of green building in real estate enterprises, and points out the future research party of this subject. The results of this paper are as follows: First, the behavior attitude, the subjective norm and the perception behavior control are the intermediate variables that affect the development willingness of the green building of the real estate enterprises, and the development intention is reduced in this order. Second, as the antecedent variable, the enterprise idea and strategy, the income expectation, the perceived risk has a significant influence on the behavior attitude of the real estate enterprise green building development will, while the social and cultural environment, the market need In addition, the self-efficacy of the enterprise, the condition of resource help, the incentive of government policy to the development of the green building of the real estate enterprise are controlled by the government policy. influence and influence Again, the scale of the enterprise as a control variable has a significant impact on the development willingness of the green building of the real estate enterprise.
