WD酒店项目标准化管理研究

【摘要】:目前,我国国民经济增长总体放缓但增量依旧较大,总体经济形势仍旧较好,国民可支配收入历年增加,,旅游业的发展势头强劲,随之带来的是对于酒店业的需要,因此酒店业的发展将会迎来一个新的增长期。 但是,有资料显示,2010年以来,星级酒店的盈利处于下滑趋势,一线城市酒店市场的经营业绩下滑最为显著,因此,在经营状况恶化的情况下,酒店如何提高建设效率,是一个不得不面对的问题。 本文在对国内外项目管理、管理标准化等文献梳理的基础上,结合国内酒店建设项目管理标准化的先进经验,依托WD酒店项目成功经验,总结概述了WD酒店建设为保证项目如期开业、实现建设效益提高而展开的各阶段标准化管理:如在规划设计阶段通过规划要点、设计要点、设计权责管理界面、设计流程管理等的标准化来把控;在建设实施阶段,通过合约规划、招标采购管理、建造标准、样板间等的标准化来管理;在竣工交付阶段,通过验收程序、验收标准、资料管理的标准化来监督;在开业筹备中,通过制定标准化的行动手册实现开业的完美举行。并且在文章的最后通过标准化实施前后经济指标的分析,展示了标准化实施取得的巨大成就。 通过以上分析,明确了WD酒店项目各个阶段从管理和技术方面标准化实施的具体内容,展示了酒店建设管理标准化的成功经验,为同类项目的开展提供了有力的参考。
[Abstract]:At present, the overall growth of our national economy slows down, but the increment is still large, the overall economic situation is still good, the national disposable income has increased over the years, and the development momentum of tourism is strong, which will bring about the need for the hotel industry, so the development of the hotel industry will usher in a new growth period. However, some data show that since 2010, the profit of star-rated hotels is in a downward trend, and the operating performance of the hotel market in first-tier cities is the most significant decline. Therefore, how to improve the efficiency of hotel construction is a problem that has to be faced with the deterioration of operating conditions. On the basis of combing the literature of project management and management standardization at home and abroad, combined with the advanced experience of domestic hotel construction project management standardization, and relying on the successful experience of WD hotel project, this paper summarizes and summarizes the standardization management of WD hotel construction in each stage in order to ensure the opening of the project on schedule and improve the construction benefit: for example, through the planning points in the planning and design stage, designing the management interface of authority and responsibility, Standardization of design process management to control; In the construction implementation stage, through the contract planning, bidding procurement management, construction standards, template room standardization to manage; in the completion and delivery stage, through acceptance procedures, acceptance standards, data management standardization to supervise; in the opening preparation, through the formulation of standardized action manual to achieve the perfect opening. And at the end of the article, through the analysis of economic indicators before and after the implementation of standardization, the great achievements of standardization implementation are shown. Through the above analysis, this paper clarifies the specific contents of the standardization implementation of WD hotel project from the management and technical aspects, shows the successful experience of hotel construction management standardization, and provides a powerful reference for the development of similar projects.
