全装修住宅的一体化设计流程管理

【摘要】：从国家的十二五规划，到坎昆世界气候大会，全球都在说一个问题，就是全球气候变暖，环境恶化，而创造一个节约型社会，一个环保、可持续发展的社会，成为中国乃至全球都要面临的问题。能源、资源的短缺会成为中国国家经济发展的重要障碍，如何以一个和谐、可持续发展的眼光去看待未来的房地产发展，如何用高效、集约化的方式进行房地产开发，成为我们未来房地产开发的重要课题，而住宅的精装修一体化可以解决房地产开发的许多资源浪费问题，包括策划资源、设计资源、施工资源、部品资源、维护资源等各个方面。从最终的住户角度来说，随着人们生活水平的不断提高，个体的消费维权意识也在不断提高，除了“居者有其屋”之外，舒适性、人性化等的生活标准也不断的在更新和增加，国家对于住宅的质量安全等各个方面也会有新的标准来衡量，如何适应市场、政府等方面的更高、更新的要求会成为我们未来设计工作的重点和难点。同时，从2009年10月1日开始，上海无论从毛胚房、精装修房，，强制实施住宅分户质量验收标准，即“一户一验标准”，因此带来的质量问题也会更全面，更完整，带来的质量投诉也会更多。上海在进行国际大都市的建设，随着整体国际形象的提高，国际化的人才、资源也会不断涌入，创造一个国际化标准的居住环境，也会成为上海未来的发展目标，也是房地产开发层面需要面临的问题，我们需要不断的进行开发、设计、运营环节的研究，提高整体产业链的“制造效率、制造质量”成为我们的重要使命。因此，设计流程的编制目的主要有如下的三个目的：1.引导住宅开发流程的合理化，高效化，节约化，提倡绿色GDP的国家号召，推动房地产建筑行业的节约型开发；2.监督房地产全装修产品的开发流程，明确开发各环节各责任主体及连带责任主体的权利和义务，保证全装修产品的最终质量；3.广大的产品终端客户提供高质量的全装修住宅产品，满足广大消费者的基本质量需求，提高消费者的产品满意度，创造和谐社会。作为整个产业链的几个主要角色，即开发商、设计机构、工程施工机构、材料部品机构都应该从这个设计流程中去了解自身的工作任务，将自身的工作任务拆解、安排进整个流程中，将工作的重点分阶段实施，形成各个角色机构的分项目标:1.主导住宅开发流程的合理化，高效化，节约化，降低开发成本，提升项目开发品质；--开发商；2.执行开发流程的合理化标准，提高全行业的规范化的运行，标准化运行；-- 设计机构；3.保证施工项目的进度有效控制，减少返工工作量，提高住宅全装修产品的内部外部质量；--工程施工机构；4.推广住宅产品的生活功能合理化，提倡有效，有序，有利的使用住宅产品材料及设备；--材料部品分包机构本流程的介绍，主要是基于设计机构层面的环节、技术介绍，但是我们希望站在开发流程的角度去理解这一流程，因为设计不是一个独立、封闭的程序，它涉及方方面面的因素，因此需要考虑各个环节的条件、成果、决策、执行、调整等等情况，我们希望它成为一个基于设计为核心，涵盖各种因素的完整的设计轴线，帮助我们去了解全装修住宅设计中需要处理关键问题，关键因素，以及设计上要处理的方方面面的细节问题。
