房地产企业全装修住宅集成管理研究

【摘要】:随着房地产业的快速发展和消费者购房意识的转变,全装修住宅的市场占有率逐年上升,越来越多的房地产企业将全装修住宅作为主要开发业态之一。由于住宅建造技术的发展和劳动力成本的不断上升以及经济发展低碳环保的要求,采用工业化技术开发建设全装修住宅将成为房地产企业的必然选择。但由于我国全装修住宅和住宅工业化起步较晚、发展缓慢,房地产企业全装修住宅建设管理的组织架构、建设过程等存在诸多问题,也无法满足住宅工业化的要求。对房地产企业全装修住宅建设管理进行集成管理研究,,将有助于对于我国房地产业的发展和提高房地产企业的管理效率。 文章在研究过程中运用了文献研究法、实地调查法、专家访谈法、定性分析法和案例分析等研究方法。分析了全装修住宅、住宅工业化、集成管理、Partnering模式和项目管理组织等相关概念及理论,为研究奠定理论基础;根据实地调查和专家访谈结果,结合相关文献,总结归纳房地产企业全装修住宅建设管理中存在问题和住宅工业化对全装修住宅建设管理的要求;根据霍尔三维结构模型指出对房地产企业全装修住宅建设管理应进行组织、过程、目标和信息支持四个维度集成;在组织集成维度根据Partnering模式和并行工程原理,可以构建房地产企业内部全装修住宅多专业协同管理小组(MDCT)和外部参与方的集成项目团队;在过程集成维度对全装修住宅建设过程进行阶段划分,借助IDEF0过程建模方法对各阶段功能及其逻辑联系进行分析,根据并行工程原理对全装修住宅建设过程进行重组;在目标集成维度,提出以Partnering协议为核心的全装修住宅建设目标集成概念模型;在信息集成维度,提出全装修住宅建设信息集成支持平台概念模型;通过分析实际全装修住宅项目建设管理中存在问题,根据组织集成、过程集成、目标集成和信息集成支持平台的研究成果提出具体对策建议。 文章通过剖析房地产企业全装修住宅建设管理中的问题,对其进行集成管理研究,提出了房地产企业全装修住宅组织、过程、目标和信息支持四个维度的集成管理成果,为房地产企业全装修住宅建设管理模式的革新提供理论依据。
[Abstract]:With the rapid development of real estate industry and consumer awareness, the entire renovation of residential market share increased year by year, more and more real estate enterprises will all the decoration of residential development as one of the main formats. Because the residential construction technology development and the labor cost is rising and the requirements of the development of low carbon economy and environmental protection, the construction of all the decoration of residential industrialization technology development will become the inevitable choice of real estate enterprises. But due to the industrialization of residential and residential decoration in China started late, slow development, construction and management of real estate enterprises all the decoration of residential structure, the construction process there are many problems, can not meet the requirements of residential industrialization. The integrated management of management the construction of real estate enterprises full decoration housing, will contribute to the development of China's real estate industry and real estate enterprises to improve management efficiency.
This paper uses the method of literature research in the course of the study, on-the-spot investigation method, expert interview method, qualitative analysis method and case analysis. The analysis of the renovation of residential, residential industrialization, integrated management, Partnering project management mode and organization related concepts and theories, which lays the theoretical foundation for the study; according to the field survey and expert the results of the interviews, combined with the relevant literature, summarized the existing problems and the real estate business requirements of residential industrialization of the residential decoration construction management residential renovation construction management; according to the three-dimensional structure model of Holzer pointed out that the construction of real estate management enterprise shall organize the entire renovation of residential, process, target and information support four dimensions in organizational integration; integrated dimension according to Partnering model and concurrent engineering principle, can build the real estate enterprise full decoration housing professional management team (M DCT) and external parties involved in the integrated project team; the developing stages of the construction process in the residential renovation process integration dimensions, with the help of IDEF0 process modeling method to analyze each stage function and logical link, according to the principle of concurrent engineering to restructure the construction process of the residential renovation; integrated in the target dimension, puts forward the goal of integrated concept model the decoration of residential construction in the Partnering protocol as the core; in the dimension of information integration, puts forward a full renovation of residential building information integration support platform model; through the analysis of problems existing in the actual residential renovation and construction of project management, according to the organization integration, process integration, put forward specific countermeasures, research goal and information integration support platform.
Through analysis of the real estate enterprises full renovation of residential building management, integrated management of the real estate enterprises, puts forward the residential renovation process, organization, goals and information to support the four dimensions of integrated management achievements, provide a theoretical basis for the real estate enterprises all the decoration of residential construction management mode innovation.
