【摘要】:本论文通过对REITs融资模式理论基础研究,总结出国外目前主要的REITs运营模式,在以上归纳总结的基础上论文针对我国保障性住房的运营模式特点,依据某省具体的一个投资案例,大胆假设,提出了我国保障性住房在投融资方面的一个思路,希望以此对我国保障性住房建设发展有所借鉴。 本论文广泛借鉴国内有关各国REITs理论文献,对内容纷繁复杂的REITs理论进行了梳理,根据其论述的角度,归纳总结为以下三个方面: 一是金融学角度:REITs的概念,REITs作为金融工具的特征、组成要素。二是财务学、投资学角度:REITs发展基本动力、投资吸引力、REITs收益分配。三是公司管理、法律角度:REITs组织模式与治理结构。以上三方面内容,本论文在第二章里均有详细阐述。同时,本论文第三章对保障性住房投融资模式特点进行了剖析,提出了资金来源和运作两大问题。本论文第四章阐述了为解决保障性住房的资金来源和运作问题,大胆假设了中国保障性住房REITs的模式,并以某省级投资公司在保障性住房建设中的实例数据作为假设案例的测算数据进行论证。最后,提出有关REITs融资模式在保障性住房建设的应用建议。
[Abstract]:Based on the theoretical research of REITs financing mode, this paper summarizes the main foreign REITs operating mode, and then the thesis aims at the characteristics of the operation mode of the indemnificatory housing in our country on the basis of the above summary. According to a specific investment case of a certain province, this paper puts forward a train of thought on the investment and financing of affordable housing in our country, hoping that it can be used for reference in the construction and development of affordable housing in our country. This paper draws lessons from the domestic REITs theory literature extensively, combs the REITs theory which the content is complicated, according to its elaboration angle, summarizes the following three aspects: The first is the concept of ReITs from the perspective of finance and the characteristics of REITs as financial instruments. Second, finance, investment angle: the basic motive force of REITs development, investment attraction is REITs income distribution. Third, corporate management, legal perspective: the organizational model of REITs and governance structure. The above three aspects of this paper in the second chapter are elaborated in detail. At the same time, the third chapter analyzes the characteristics of affordable housing investment and financing mode, and puts forward two major problems: the source of funds and the operation. In the fourth chapter of this paper, in order to solve the problem of financing and operation of affordable housing, we make bold assumptions about the model of China's affordable housing REITs. The case data of a provincial investment company in the construction of affordable housing are taken as the calculation data of hypothetical cases. Finally, the paper puts forward some suggestions on the application of REITs financing mode in the construction of indemnificatory housing.
