北京市房地产金融市场风险研究

【摘要】:20世纪80年代中后期,我国房地产市场进入了初步发展阶段。随着房地产相关制度的改革、人民生活水平的提高,1998年以后房地产投资平稳、发展迅速并逐步成为国民经济的支柱产业之一,2011年投资完成额已是1998年的七倍。但是在房地产业快速发展的同时也出现了房屋价格过快上涨、竞争过度、银行信贷风险增加等现象,特别是2008年美国金融危机更使人们意识到房地产发展过程中伴随着巨大的金融风险。 北京市作为全国经济发展最快的城市之一,房地产市场在过去五年里先后经历了量价齐升、回调、再爆发的大幅波动,土地储备、房地产开发、个人住房按揭贷款等方面都反映出了房地产金融市场存在风险。因此,分析北京市房地产及其金融市场的发展现状和风险防范措施对北京乃至全国经济发展有着重要的意义。 本文共分五章。第一章为引言,阐述了论文的研究背景、意义和方法,重点总结了国内外学者和专家对房地产金融市场风险的研究内容和成果。第二章首先对房地产金融市场及其风险进行了界定和特征分析,从理论角度分析了房地产金融市场风险的六大成因。第三章首先回顾了北京市房地产业发展的现状,包括土地购置开发、房地产供给与需求;然后主要通过充分的统计数据从购房者、房地产开发企业、金融机构和政策调控四个方面分析了北京市房地产金融市场的运行和风险。第四章总结了美国、日本等国家房地产金融市场发展和应对风险的措施。最后一章为北京市房地产金融市场提出了发展思路和建议。
