基于多目标智能加权灰靶决策的城市综合体功能定位研究

【摘要】:随着人类文明的进步和社会经济的发展,城镇化加快已成为世界性大趋势。改革开放以来,我国的城市化水平快速增长,据推测2050年前后将达到72.9%。快速城镇化加大了对城市多中心的需求,集多功能为一体的城市综合体成为新的城市发展模式。然而,随着城市综合体井喷式的激增,同质化、扎堆甚至失败的案例也与日俱增,为探究其失败原因,本文展开了对城市综合体功能定位的研究。基于国内外相关研究,本文从城市综合体前期策划切入,将营销学的STP战略理论融入到前期策划的项目定位板块,并就项目定位中的核心环节--功能定位展开讨论。通过对四种主导功能城市综合体类型(即住宅主导型、办公主导型、商业主导型、酒店主导型)及现阶段功能定位常用方法优缺点的研究,提出了定量的功能定位法--基于多目标智能加权灰靶决策模型。由功能定位的三大相关理论确定了需求强度、需求收入弹性、区域环境资源契合度、对其他功能业态的带动能力、对其他功能业态的负面影响度、投资收益率六大灰色局势决策指标,运用熵权法对其进行赋权,建立多目标灰靶决策模型。该模型不仅充分考虑了目标效果值中靶(即说明该方案入围合理方案范围)和脱靶(即说明该方案未入围合理方案范围)两种不同情形,而且确定了最优灰色决策局势(即中靶测度向量最大值的方案)。最后,本文以一个已成功开发运营的城市综合体项目“郑州升龙国际中心”为例,分别运用定性分析法--“三位一体法”及本文建立的定量分析法--“多目标智能加权灰靶决策”模拟其功能定位的过程,将所得结果进行比对,并与本项目实际定位及运营状况相互印证,证实了本文建立的模型的科学性与实用性。
[Abstract]:With the progress of human civilization and the development of social economy, the acceleration of urbanization has become a worldwide trend. It is estimated that around 2050 it will reach 72.9%. Rapid urbanization has increased the demand for urban multicentre, and multi-functional urban complex has become a new urban development model. However, with the explosion of urban complex blowout, homogenization. In order to explore the causes of the failure, this paper has carried out a study on the function orientation of urban complex. Based on the relevant research at home and abroad, this paper starts from the early planning of urban complex. In this paper, the STP strategy theory of marketing is integrated into the pre-planned project positioning section, and the core link of the project positioning is discussed, which is the function orientation. Through the analysis of four kinds of dominant functional urban complex types (i.e. residential type, office oriented type, etc.), Study on the advantages and disadvantages of commercial dominant, hotel-oriented) and current functional positioning methods, A quantitative functional localization method based on multi-objective intelligent weighted grey target decision model is proposed. The demand intensity, demand income elasticity, regional environment and resource fit degree are determined by the three relevant theories of functional positioning. For the driving ability of other functional forms, the negative influence degree of other functional forms, and the six grey situation decision indexes of investment yield, the entropy weight method is used to empower them. A grey target decision model with multiple targets is established. The model not only takes into account two different cases: target in the target effect value (that is to say, to explain the reasonable range of the scheme's shortlisted scheme) and the missing target (that is to say, the reasonable range of the scheme not being shortlisted). Furthermore, the optimal grey decision situation (that is, the maximum value of the target measure vector) is determined. Finally, this paper takes a successful urban complex project "Zhengzhou Shenglong International Center" as an example. The qualitative analysis method, "Trinity method" and the quantitative analysis method "Multi-objective Intelligent weighted Grey Target Decision-making" are used to simulate the process of its function orientation, and the results are compared. The model established in this paper is proved to be scientific and practical.
