陕西地区廉租住房标准化建筑设计研究

【摘要】：自从住宅标准化的目标提出以来,我国的居住建筑标准化发展道路异常艰难,目前北京、上海、重庆等地均已开展了住宅标准化体系的研究,远大、万科、中天等国内有实力的企业也开始自己的标准化体系研究,而陕西地区在居住建筑标准化体系上的研究相对落后,基于陕西地区的标准化体系的研究迫在眉睫。廉租住房是一种为了解决低收入家庭居住需求的具有保障性质的住房,而建筑标准化代表的是一种全新的建筑施工体系,原本二者并不存在交集,但是在新的形势下,二者却有了高度的切合性和互补性。主要体现在两方面:第一,标准化的施工体系具有工程造价低、工程质量优、工程工期短等优点,其解决了目前廉租住房大量短缺的问题;第二,廉租住房由政府出资建设,具有天然的政策优势和成本优势,其解决了标准化前期研发推广阶段的难题。因此,二者的结合为其共同发展提供了可能,规避了商品房标准化过程中推广的难题,发展前景广阔。本文从住宅标准化角度出发,以保障性住房中廉租房为切入点,以“装配式住宅设计标准化体系研究”为项目依托,通过对廉租住房标准化发展历程研究、廉租住房标准化体系研究、陕西地区廉租住房标准化设计策略研究以及标准化居住建筑实例的研究,多角度立体式逐级切入,力图填充陕西地区标准化研究的空白,通过廉租住房的标准化再反向带动保障性住房和商品房的标准化发展。文章通过对国内外标准化以及廉租住房的发展历程的梳理研究,结合陕西省现状,从理论基础、技术支撑、实施体系等几方面对廉租住房标准化体系研究,总结归纳出廉租房标准化体系的整体框架。最后着眼建筑专业,从廉租住房建筑的选址布局、结构选型、套型设计、部品设计以及立面设计这几个方面进行研究,探索基于住宅标准化的陕西地区廉租住房建筑设计策略。通过对陕西地区以及国内标准化建筑实例的研究,即是对前面标准化体系和廉租住房标准化设计策略的支撑,同时通过实际项目中的经验和暴露出的问题对二者进行检验。
[Abstract]:Since the goal of housing standardization was put forward, the development of residential building standardization in China has been extremely difficult. At present, Beijing, Shanghai, Chongqing and other places have carried out research on housing standardization system. Zhongtian and other domestic powerful enterprises have also started to study their own standardization system. However, the research on the standardization system of residential buildings in Shaanxi is relatively backward. The research of standardization system based on Shaanxi area is urgent. Low-rent housing is a kind of secure housing to meet the housing needs of low-income families, and building standardization represents a new construction system. Originally there was no intersection between the two, but in the new situation, the two have a high degree of relevance and complementarity, mainly reflected in two aspects: first, the standardized construction system has a low project cost, good engineering quality, The short construction period of the project has solved the problem of a large number of low-rent housing shortage at present. Second, the low-rent housing is built by the government, which has natural policy advantages and cost advantages. Therefore, the combination of the two provides the possibility for their common development, avoids the difficult problem in the process of commercial housing standardization, and has a broad development prospect. Based on the project of "study on the Standardization system of prefabricated Housing Design", through the research on the development course of the standardization of low-rent housing, and the study on the standardization system of low-rent housing, In order to fill the blank of standardization research in Shaanxi area, the research on standardization design strategy of low-rent housing and the case study of standardized residential buildings in Shaanxi Province are carried out step by step in a multi-angle and three-dimensional manner. Through the standardization of low-cost housing and reverse drive the standardization of affordable housing and commercial housing. Through the standardization at home and abroad and the development of low-rent housing research, combined with the current situation of Shaanxi Province, from the theoretical basis, Technical support, implementation system and other aspects of low-rent housing standardization system research, summed up the overall framework of low-rent housing standardization system. Finally, focusing on the construction of professional, from the low-rent housing building location layout, structural selection, suite design, Part design and facade design are studied to explore the low-cost housing design strategy based on residential standardization in Shaanxi. Through the study of Shaanxi and domestic standardized building examples, It is the support of the former standardization system and the standardization design strategy of low-rent housing, at the same time, through the actual project experience and exposed problems to test the two.
