德国住宅租赁管制与租金体系编制的借鉴与启示

【摘要】：德国租赁管制制度及住宅市场租金体系的编制对德国住宅租赁市场健康稳定发展发挥了重要作用。本文分析了德国租赁管制制度的内容及特征;阐述了租赁管制的核心技术支撑市场租金体系的编制,包括租金的构成、编制方法、步骤与应用;提出了完善我国住宅租赁管制制度和建立我国租金体系的建议。研究成果为规范和促进我国住房租赁市场发展、深化住房租赁制度改革提供了制度层面与技术层面的有益参考。
[Abstract]:Prepare leasing market rent control system and the system of German housing has played an important role in the healthy and stable development of the German residential rental market. This paper analyzes the contents and characteristics of the German leasing regulation system; this paper expounds the core technology to support the market rent rent control system prepared, including rent, preparation methods, steps and application is put forward; to improve China's residential leasing regulation system and the establishment of our country rent system. Research results to standardize and promote China's housing rental market development, provides a useful reference to the system level and technical level and deepen the reform of the housing leasing system.
