代建制在鄂尔多斯市房地产项目中的应用研究

【摘要】:代建制在我国虽然是一种新生事物,但在国外,项目代建制的运用己十分普遍,委托专业性公司对项目的组织及实施进行运作已是一种通行的做法。它们大多是以项目管理制的形式存在,并随着经济的发展、技术的进步、对项目运作规律认识的深化,逐渐改进完善。因此,本文针对项目代建制问题在房地产行业的应用实践展开了分析探讨,论述中,文章本着提出问题、分析问题和解决问题的思路,综合运用了文献分析、对比分析和案例分析等研究方法,围绕鄂尔多斯市房产项目代建制的发展情况进行了系统分析,最后文章根据研究结论提出了相关举措和建议,对推动我国房地产项目代建制发展具有一定参考和借鉴意义。通过本文研究发现,项目代建制能够有效提升房地产项目的工程质量,同时也为政府节约成本,对优化资源配置具有重要的意义。因此,通过本文论述,房地产项目代建制为鄂尔多斯市房地产项目开发及其工程管理的规范起到很好的作用,尤其是在项目流程的规范上,能够严格规范设计的方案、健全项目的招投标机制以及发挥政府对项目监管的职能作用等。总之,本文的研究目的主要是在相关房地产管理模式发展轨迹的回顾基础上,通过对我国房地产项目代建制模式下风险管理现状以及在实际项目实施过程中遇到的风险问题展开分析,文章通过结合典型的代建制项目案例为决策者提出了相应的风险因素识别及应对措施,为鄂尔多斯市房地产项目实施代建制模式提供了参考和借鉴,从而为推动房地产投资建设质量和品质提升起到了良好作用,同时也为代建制模式从理论指导到实践应用提供重要的理论指导价值。
[Abstract]:Agent system is a new thing in our country, but in foreign countries, the use of project agent system has been very common. It is a common practice to entrust professional companies to organize and implement projects.Most of them exist in the form of project management system, and with the development of economy, the progress of technology, the deepening of understanding of the rules of project operation, gradually improve and perfect.Therefore, this paper analyzes and discusses the application of the project agent system in the real estate industry. In the discussion, the paper makes comprehensive use of literature analysis in the light of the idea of putting forward problems, analyzing problems and solving problems.Based on the comparative analysis and case study, this paper makes a systematic analysis on the development of the agent construction system of the real estate project in Ordos, and finally puts forward some relevant measures and suggestions according to the conclusions of the study.To promote the development of real estate projects in China has a certain reference and reference.Through the research of this paper, it is found that the project agent system can effectively improve the engineering quality of the real estate project, and at the same time save the cost for the government, which is of great significance to optimize the allocation of resources.Therefore, through the discussion of this paper, the agent system of real estate project plays a good role in the development and management of real estate project in Ordos city, especially in the standardization of project flow, which can strictly standardize the design scheme.Improve the project bidding mechanism and give play to the role of the government in the supervision of the project.In a word, the purpose of this paper is to review the development of real estate management mode.This paper analyzes the present situation of risk management in the mode of agent construction of real estate projects in China and the risk problems encountered in the implementation of real estate projects.This paper puts forward the corresponding risk factors identification and countermeasures for the decision makers by combining the typical agent construction project cases, and provides a reference and reference for the implementation of the agent construction mode of the real estate project in Ordos.Thus, it plays a good role in promoting the quality and quality of real estate investment and construction, and also provides important theoretical guidance value for the mode of agent system from theoretical guidance to practical application.
