浅析宏观调控下的京津冀房产红利

【摘要】：房地产行业作为我国国民经济的支柱产业,在工业化和城市化快速发展的带动下已经进入飞速发展的阶段。与房地产市场飞速发展相伴随的是房价的持续飙升以及国家对房地产市场出台的一系列宏观调控政策,房价的变动和国家宏观调控的出台均对京津冀房产红利产生了不可磨灭影响。基于对房地产红利各影响因素及其各主体的分析,提出宏观调控下的房产红利的重新分配,从而构建出更合理的房地产红利的分配机制。
[Abstract]:As the pillar industry of our national economy, the real estate industry has entered the stage of rapid development driven by the rapid development of industrialization and urbanization. The rapid development of the real estate market has been accompanied by a continuous surge in house prices and a series of macroeconomic control policies introduced by the state on the real estate market. Changes in house prices and the introduction of macro-control of the state have had an indelible impact on real estate dividends in Beijing, Tianjin and Hebei. Based on the analysis of the factors affecting the real estate dividend and its main bodies, this paper puts forward the reallocation of the real estate dividend under the macro-control, so as to construct a more reasonable distribution mechanism of the real estate dividend.
