城市户籍管制放松与外来人口购房行为相关性研究

【摘要】：该文运用2014年国家卫计委流动人口动态监测数据和城市统计年鉴,考察了城市户籍管制放松对外来人口购房行为的影响。Probit模型分析结果表明,在控制住个体因素和城市因素后,城市户籍管制的放松不仅显著提升了外来人口购买所在城市住房的概率,而且使外来人口拥有所在城市住房的平均年龄提前。城市户籍、受过高等教育、有学龄子女和在就业地居住五年以上的外来人口,在城市户籍管制放松时,购房概率的提升比农村户籍、未受高等教育、无学龄子女和就业居住不足五年的外来人口更为显著。因此,为促进外来人口在就业地购房,实现"市民化挂钩去库存"的政策目标,应进一步放松城市尤其是大城市的户籍管制,有重点地加快推进外来人口落户,形成城市住房的有效需求。
[Abstract]:Based on the dynamic monitoring data of floating population of the State Health and Family Planning Commission in 2014 and the yearbook of urban statistics, this paper investigates the effect of deregulation of urban household registration on the behavior of foreign residents buying houses. The results show that after controlling for individual and urban factors, The relaxation of urban household registration control not only increases the probability of the migrants buying the housing in the city, but also advances the average age of the migrant population to own the housing in the city. Urban household registration, with higher education, with school-age children and immigrants living in the place of employment for more than five years, when urban household registration control is relaxed, the probability of buying a house is higher than that of rural household registration, without higher education. Immigrants with no school-age children and less than five years of employment are more prominent. Therefore, in order to promote the migrant population to purchase houses in the employment area and realize the policy goal of "linking up and removing the stock of citizens," we should further relax the household registration control in cities, especially in big cities, and focus on speeding up the establishment of migrant population. Form the effective demand for urban housing.
