兰州市商品房价格影响因素研究

【摘要】:伴随着我国城市化进程的不断加快,房地产市场尤其是商品房市场得到了快速的发展,作为国民经济的重要支柱产业,其发展状况不仅影响着一个城市的经济发展活力,更重要的是其深刻改变了人们的居住条件和居住环境。近年来我国商品房价格迅速上涨,从2010年至2016年,兰州市商品房市场得到了长足的发展,销售面积由242.51万平方米增至676.55万平方米,商品房销售额从88.13亿元增至427.26亿元,竣工面积已达231.16万平方米,城区最高均价已达9000元/平方米。但在兰州市商品房市场日趋成熟的过程中,仍存在诸多问题,如商品房供给结构不合理、保障性住房制度不完善,商品房价格偏高等等。然而查阅相关文献,关于商品房价格的研究多集中于东部沿海地区,西部城市的相关研究较少,甘肃省省会兰州市是丝绸之路经济带上的重要节点城市,其经济状况对于西部地区的发展具有较强的带动作用,因此,对兰州市商品房价格的影响因素进行研究是有一定的积极意义。本文以国内外相关研究为基础,对商品房市场的运行机制和价格波动研究进行阐述,从内部决定因素和外部影响因素两个方面对影响商品房价格的主要因素进行详细分析。结合兰州市城市概况以及兰州市商品房市场发展历程等理论分析依据,对近些年的相关数据进行选取和预处理,建立影响商品房价格的理论模型,利用相关分析、逐步回归分析、灰色关联度分析,探究兰州市商品房价格变动的内在规律和发展趋势,得出如下结论:推动兰州市商品房价格上涨的影响因素排序为城镇人口可支配收入、GDP、竣工面积、人均GDP、商品房销售面积、商品房投资总额以及人口数量。最后本文根据研究结果和兰州市社会经济发展基本状况,从发展经济、提高居民收入、强化土地市场的管理、发展城市公共交通等方面提出一些合理化的建议与对策。
[Abstract]:With the rapid development of urbanization in China, the real estate market, especially the commercial housing market, has been developed rapidly. As an important pillar industry of the national economy, its development not only affects the vitality of the economic development of a city. More importantly, it has profoundly changed people's living conditions and living environment. In recent years, the price of commercial housing in China has risen rapidly. From 2010 to 2016, the market of commercial housing in Lanzhou City has been greatly developed. The area of sale has increased from 2.4251 million square meters to 6.7655 million square meters, and the sales volume of commercial housing has increased from 8.813 billion yuan to 42.726 billion yuan. Completed area has reached 2.3116 million square meters, the highest average city price has reached 9000 yuan / square meter. However, there are still many problems in Lanzhou commercial housing market, such as unreasonable supply structure of commercial housing, imperfect system of affordable housing, high price of commercial housing and so on. However, according to the relevant documents, most of the studies on the price of commercial housing are concentrated in the eastern coastal areas, and the related studies of the western cities are relatively few. Lanzhou, the capital of Gansu Province, is an important node city in the Silk Road economic belt. Its economic situation has a strong driving effect on the development of the western region, therefore, it is of certain positive significance to study the influencing factors of the commercial housing price in Lanzhou. Based on the domestic and foreign related research, this paper expounds the operation mechanism and price fluctuation of the commercial housing market, and analyzes the main factors that affect the commodity housing price from two aspects: internal determinants and external factors. Based on the general situation of Lanzhou city and the development course of Lanzhou commercial housing market, this paper selects and preprocesses the relevant data in recent years, establishes the theoretical model that affects the commodity housing price, and makes use of the correlation analysis. Stepwise regression analysis, grey relational degree analysis, to explore the inherent law and development trend of the price changes of commercial housing in Lanzhou, The following conclusions are drawn: the influencing factors to promote the rise of commodity housing prices in Lanzhou are as follows: the disposable income of urban population (GDP), the completed area, the per capita GDP, the sales area of commercial housing, the total investment of commercial housing and the number of population. Finally, according to the research results and the basic situation of Lanzhou's social and economic development, this paper puts forward some reasonable suggestions and countermeasures from the aspects of developing economy, raising residents' income, strengthening the management of land market, developing urban public transportation and so on.
