河南省高校教职工家属区物业管理模式研究

【摘要】:物业管理自二十世纪八十年代从香港引入到中国内地,目前历时较短,尤其是研究高校教职工家属区物业管理模式的内容非常有限,存在问题也相对较多,尝试性解决高校教职工家属区物业管理在实践中面临的问题及矛盾,研究发展趋势,选择更加适合的物业管理模式,促进河南省高校教职工家属区物业管理的长远发展,是本文研究的意义所在。本文采用文献法、对比分析法、实证研究法,运用经济学、法学等相关知识,从基本的物业管理相关理论概念入手,剖析高校教职工家属区物业管理的概念、模式、内涵、特征和对相关主体范围的界定,指出高校教职工家属区物业管理的根本宗旨是服务,目的是实现经济效益和社会效益的协调发展。在实证研究方面,通过调研河南省内几所高校,总结河南省高校教职工家属区物业管理的三种模式,并对三种物业管理模式的概念进行界定,优点、缺点及存在问题进行分析,在借鉴英国、美国、新加坡、香港等国内外物业管理和社会上物业公司优秀管理经验的基础上,从宏观和微观角度尝试性提出完善家属区物业管理的对策及建议。通过研究国家的相关政策,认为河南省高校教职工家属区的物业管理,具有向社会化发展的必然趋势。因此,在高校教职工家属区物业管理模式上更加倾向于选择完全市场化、社会化型的物业管理模式。通过引入社会上专业的物业公司,对高校教职工家属区物业进行服务和管理。建设具有高校特色的教职工家属区物业管理模式。
[Abstract]:Property management was introduced from Hong Kong to the mainland of China in the 1980s. At present, it has a relatively short period of time. In particular, the contents of the research on the property management model in the family area of university faculty members are very limited, and there are relatively many problems. This paper tries to solve the problems and contradictions in the practice of the property management of the family area of college staff, study the development trend, choose a more suitable property management mode, and promote the long-term development of the property management in the family area of the college staff in Henan Province. Is the significance of this study. This article uses the literature method, the contrast analysis method, the demonstration research method, uses the economics, the law and so on correlation knowledge, from the basic property management correlation theory concept, the analysis university staff family area property management concept, the pattern, the connotation, The paper points out that the basic purpose of the property management in the family area of college staff is to serve, and the purpose is to achieve the coordinated development of economic and social benefits. In the aspect of empirical research, through investigating several colleges and universities in Henan Province, this paper summarizes the three kinds of models of property management in the family area of college staff in Henan Province, and analyzes the concepts, advantages, disadvantages and existing problems of the three kinds of real estate management models. Based on the experience of the UK, USA, Singapore, Hong Kong and other countries and the excellent management experience of the real estate companies in the society, this paper tries to put forward the countermeasures and suggestions to improve the property management in the family area from the macro and micro angles. By studying the relevant policies of the country, it is concluded that the property management of the family area of the faculty in Henan Province has an inevitable trend of socialized development. Therefore, it is more inclined to choose the completely market-oriented and socialized real estate management mode in the property management mode of the family area of the faculty in colleges and universities. Through the introduction of professional property companies, colleges and universities staff in the area of family property services and management. The construction has the university characteristic the faculty member's family area real estate management pattern.
