中国房价的上涨与市场治理

【摘要】:中国房价的上涨是适应工业化腾飞阶段价格调整客观要求的,但现实地推动中国房价顽固上涨的,是与住房需求完全不同的投资需求。目前高企的房价水平与实际的工资水平相差太大。这需要各地政府适当扩大保障房的保障对象,不能再只是保障低收入家庭,必须还要保障中等收入家庭,甚至可能对部分高工薪收入的家庭也要提供保障房。根据目前中国房地产市场错位的现实,今后政府的管理应是尽快地解决这一市场错位问题,不再使房地产市场成为投资市场,即应以迅速恢复房地产市场的基本生活消费品市场性质为政府实施市场管理的首要任务。
[Abstract]:The rise of house price in China adapts to the objective requirement of price adjustment in the stage of industrialization take-off, but it is the investment demand that is completely different from the demand for housing. The current high level of house prices and the actual wage level is too big. This requires local governments to properly expand the coverage of the indemnificatory apartment, not just to protect low-income families, but also to protect middle-income families, and possibly even some high-wage families to provide indemnificatory apartment. According to the reality of the mismatch of China's real estate market at present, the management of the government in the future should solve the problem of market dislocation as soon as possible, so that the real estate market will no longer become an investment market. That is to say, it is the primary task for the government to carry out market management to quickly restore the nature of the basic consumer goods market in the real estate market.
