【摘要】：近几年来,随着我国社会经济的不断发展和我国城镇化水平的推进,我国房地产行业近几年获得快速的发展。房地产行业的繁荣促使大量的房地产企业进入房地产行业,使得房地产企业面临更加激烈的市场竞争。本文以伟象实业发展战略为研究对象,通过分析伟象实业发展战略的内外部发展环境,明确伟象实业发展战略的机遇与威胁,并依据内外部环境分析明确伟象实业的发展定位与目标。具体研究结论如下:(1)内外部环境分析结论:江西省作为中部六省之一,几年来全省社会经济快速发展,2016年南昌市房地产行业呈现繁荣发展的趋势,在消费者刚需的驱动下,未来南昌市的房地产价格仍将呈现上涨的趋势,这为南昌市房地产企业的发展提供了巨大的发展机遇。但同时,为了抑制房地产价格快速高涨,房地产企业将面临房地产价格调控的影响;伟象实业作为南昌市房地产之一,其自身拥有丰富的房地产开发经验、管理团队较为稳定等优势,但同时面临资金发展规模不足、管理体系薄弱等弱点。(2)公司发展战略目标与举措:基于伟象实业内外环境的分析,明确定位为“房地产行业综合服务供应商”,并设定了2017年-2020年营业收入与经营目标;为了支撑和实现伟象实业的经营发展目标,伟象实业具体从以下四个方面开展,具体为提升核心业务运营效率,打造区域品牌、引入资本战略合作伙伴,提升发展战略速度、夯实管理基础,提升内容管理能力、提升市场拓展能力,立足江西面向全国。(3)公司发展战略保障体系:为了保障公司发展战略的落地实施,本文建议伟象实业关注四大保障体系,具体为培养高层领导的战略意识,提升战略管理能力、优化人力资源配置,提升人力资源效能、搭建激励保障体系,支撑公司发展战略目标、加强信息化应用,提升部门沟通与业务协同效率。
[Abstract]:In recent years, with the development of social economy and urbanization, the real estate industry of our country has been developing rapidly in recent years. The prosperity of the real estate industry urges a large number of real estate enterprises to enter the real estate industry, which makes the real estate enterprises face more fierce market competition. This paper takes the development strategy of image industry as the research object, through the analysis of the internal and external development environment of the development strategy of image industry, clear the opportunity and threat of the development strategy of image industry. In the future, the real estate prices in Nanchang City will continue to rise, which provides a great opportunity for the development of real estate enterprises in Nanchang City. But at the same time, in order to curb the rapid rise in real estate prices, real estate enterprises will be faced with the impact of real estate price control. As one of the real estate in Nanchang, Weixiang Industry has rich experience in real estate development. Management team is more stable and other advantages, but at the same time faced with the lack of capital development scale, weak management system and other weaknesses. (2) the company's development strategy objectives and measures: based on the analysis of the inside and outside environment, It is clearly positioned as "the comprehensive service provider of the real estate industry", and has set the operating income and business target from 2017 to 2020. In order to support and realize the development target of VW Industry, the VW Industry has carried out from the following four aspects. In order to enhance the operation efficiency of core business, create regional brand, introduce capital strategic partners, improve the speed of development strategy, strengthen the management foundation, enhance the ability of content management, enhance the ability of market expansion, Based on Jiangxi facing the whole country. (3) the company's development strategy guarantee system: in order to ensure the implementation of the company's development strategy, this paper suggests that Weixiang Industry should pay attention to the four guarantee systems, specifically to cultivate the strategic consciousness of the senior leaders and to enhance the strategic management ability. To optimize the allocation of human resources, enhance the efficiency of human resources, set up incentive and security system, support the company's strategic objectives, strengthen the application of information technology, and enhance the efficiency of departmental communication and business cooperation.
