公共停车楼建设项目的BOT融资模式研究
[Abstract]:In recent years, with the development of our national economy and the improvement of people's living standard, cars are rapidly entering ordinary families, the parking problem in residential areas is becoming increasingly prominent, and there is a great demand for public parking buildings. However, the shortage of funds is the biggest problem for our government to build public parking buildings. The most common solution in developed countries is to use the financing mode to build public parking buildings. However, the development of BOT financing mode in China is still in the initial stage, especially the application of BOT financing mode in public parking building projects. Neither the government nor the investors know much about it. Firstly, this paper systematically introduces the characteristics, mode, operation of BOT financing mode, and analyzes the present situation of BOT financing of urban parking building project in China, secondly, analyzes the key factors of the success of BOT financing mode. Finally, a case study on the parking building project of Shenzhen Bay Port is carried out to verify the actual operation process of the BOT financing model. The risk of the project is studied by combining quantitative and directional analysis, and the corresponding preventive measures are worked out. The research shows that the parking building project under BOT mode is completely feasible and can greatly save the construction and operation cost of the project. If this model is used to build and run a large number of parking lots in a short time in the whole country, Nowadays, parking difficulties can be solved to a certain extent. Finally, this paper draws the conclusion and puts forward some relevant suggestions, such as issuing the corresponding laws and regulations, reducing the risk of the project company, strengthening the contract management, increasing efforts to encourage the participation of domestic capital, encouraging colleges and universities, enterprises to train BOT talents, and so on. The conclusion of this paper provides a feasible financing model for the public parking building project to find a reliable source of funds and relieve the financial pressure of the government. It has certain reference value and guiding significance for the public parking building construction project.
