房价变动趋势及其政策调控的有效途径

【摘要】:随着我国市场经济的发展及城镇化进程的推进,人们的收入增加,消费水平及消费结构也随之发生变化,加上中国传统的置地置房观念的影响,随之而来的是房价的大幅度快速上涨。本文简要介绍了宏观调控政策的主要手段,分析了近几年来房价的整体变动趋势,引出随着我国经济的发展、房地产行业的崛起,特别是近几年来房价居高不下的问题。同时,也分析了房价居高不下对我国居民、企业、社会、经济发展的负面影响。
[Abstract]:With the development of China's market economy and the advancement of urbanization, people's income has increased, the consumption level and consumption structure have also changed, and the influence of the traditional concept of land purchase and house purchase in China. What comes with it is the rapid rise in house prices. This paper briefly introduces the main means of macro-control policy, analyzes the overall change trend of house price in recent years, and leads to the rise of real estate industry with the development of economy in China, especially the problem of high housing price in recent years. At the same time, it also analyzes the negative impact of high housing prices on the residents, enterprises, social and economic development.
