太原市小产权房业主购房意愿影响因素的研究

【摘要】:近几年来太原市的小产权房的发展很快,小产权房范围广、规模大、数量多,这种现象已经严重影响到太原城市整体的发展。首先影响太原市楼市的正常发展,对购买和开发正规商品房的购房者和开发者不公平;其次影响房地产市场的正常运行;第三是会影响部分城市城中村改造,最后也是最严重的是由于太原市小产权房的建造不是按照预先的城市规划进行的,小产权房的建造会严重影响到整个城市的布局,给太原市未来的可持续发展带来挑战。如何解决太原市小产权房的存在造成的社会问题成为摆在现实面前的问题。在此背景下,本文将太原市“小产权房业主购房意愿”进行研究,分析影响“小产权房业主购房意愿”的因素,对太原市小产权房的治理提出政策建议。通过对已有文献的阅读、分析和总结,对目前小产权房的研究进行充分地了解,系统地说明自己对小产权房的定义、成因、类型等的理解;对于本文研究主题相关的制度变迁理论、博弈论和有限理性理论进行解释说明,以此作为本文研究主题的理论基础。本文在系统的总结小产权房的相关文献、理论的基础上,选取了影响“小产权房业主购房意愿”的影响因素,并提出了研究假设。之后为了研究的需要做了以下的工作:问卷设计、数据获取、数据统计描述、Probit模型的选取和构建、回顾分析,结果分析。通过以上工作本文研究结论后,提出有针对性的政策建议。通过Probit模型对影响太原市“小产权房业主购房意愿”的因素进行回归分析,得出个体特征变量和环境认知变量对“小产权房业主的购房意愿”的影响方向和程度。在个体特征变量中其中户籍、性别、职业变量对“小产权房业主的购房意愿”的影响不显著,剩下的三个个体特征变量都对“小产权房业主的购房意愿”存在显著性影响。其中年龄变量的影响是正向的,学历,月收入的影响是负向的;环境认知变量中“村集体的担保”对“小产权房业主的购房意愿”的影响不显著,知识背景、政策认知、群体“羊群效应”对“小产权房业主的购房意愿”的影响是显著的。从影响方向来看,知识背景和政策认知变量对“小产权房业主的购房意愿”的影响呈现负向,群体“羊群相应”变量对“小产权房业主的购房意愿”的影响呈现正向。并提出建立太原市小产权房数据库、建立符合太原市的小产权房规制政策、加大保障性住房建设、加大宣传力度,提高小产权房购房者的认知能力四方面的建议。
[Abstract]:In recent years, the development of small property right house in Taiyuan City is very fast, the scope of small property right house is wide, the scale is large, the quantity is large, this phenomenon has seriously affected the overall development of Taiyuan city. First of all, it affects the normal development of Taiyuan real estate market, and is unfair to buyers and developers who buy and develop formal commercial housing. Secondly, it affects the normal operation of the real estate market. The third is that it will affect the transformation of villages in some cities, and finally, and the most serious is that the construction of small property right houses in Taiyuan City is not carried out in accordance with the prior urban planning, and the construction of small property rights houses will seriously affect the layout of the whole city. It brings challenges to the sustainable development of Taiyuan in the future. How to solve the social problems caused by the existence of small property rights houses in Taiyuan has become a problem in front of reality. Under this background, this paper studies the willingness of owners of small property rights in Taiyuan, analyzes the factors that affect the willingness of owners of small property rights to buy houses, and puts forward some policy suggestions on the governance of small property rights houses in Taiyuan. Through the reading, analysis and summary of the existing literature, this paper makes a full understanding of the current research on the small property right house, and systematically explains his understanding of the definition, causes, types and so on of the small property right house. This paper explains the institutional change theory, game theory and finite rationality theory related to the theme of this paper, which is the theoretical basis of this paper. On the basis of systematically summing up the relevant literature and theory of small property right house, this paper selects the influencing factors of "small property right house owner's willingness to buy", and puts forward the research hypothesis. After that, the following work has been done for the needs of research: questionnaire design, data acquisition, data statistical description, selection and construction of Probit model, review and analysis, result analysis. Through the above work, after the conclusions of this paper, put forward targeted policy recommendations. Through Probit model, this paper makes regression analysis on the factors that affect the purchase intention of small property right owners in Taiyuan City, and obtains the influence direction and degree of individual characteristic variables and environmental cognitive variables on "small property right house owners' purchase intention". Among the individual characteristic variables, household registration, sex and occupation variables have no significant effect on the purchase intention of the owners of small property rights, and the remaining three individual characteristic variables have a significant impact on the willingness of the owners of small property rights to buy houses. Among them, the influence of age variable is positive, the influence of educational background and monthly income is negative. Among the environmental cognitive variables, the influence of "village collective guarantee" on "the purchase intention of small property right owners" is not significant, but the influence of knowledge background, policy cognition and group "herding effect" on "the purchase intention of small property right house owners" is significant. From the perspective of influence direction, the influence of knowledge background and policy cognitive variables on the willingness of small property owners to buy houses is negative, while the influence of herd corresponding variables on the willingness of owners of small property rights to buy houses is positive. The paper also puts forward four suggestions: to establish the database of small property right house in Taiyuan, to establish the regulation policy of small property right house in Taiyuan, to increase the construction of affordable housing, to strengthen the propaganda, and to improve the cognitive ability of the buyers of small property right house.
