保险公司投资养老地产策略研究

【摘要】:我国人口老龄化问题日益严重,随着人口结构的变化和养老观念的转变,现有养老机构的服务层次并不能满足人们逐步提高的养老需求,如何建设能够满足不同需求层次的养老地产成为各大企业重点关注的项目,其中就包括拥有大量闲置资金的保险公司。2009年出台的新《保险法》为保险公司投资不动产打开了通道,保险资金历来存在收益率低、资产负债不匹配等问题,急需寻找新的投资渠道,所以与房地产开发相结合、投资期限长的养老地产就日渐成为保险公司的新宠,许多保险公司纷纷试水养老地产项目。 保险资金投资养老地产,一方面有利于解决养老地产发展面临的资金匮乏、融资难等问题,同时保险公司特别是寿险公司可利用具有专业优势的护理人员和服务改善目前养老地产服务体系;另一方面,对于保险公司来说,投资养老地产有利于拓宽保险公司的投资渠道,完善资产负债匹配问题,增加中长期项目的投资比重,有助于拓展保险公司产业链,实现养老产业和保险公司的“双赢”。 本文写作目的是在分析保险公司投资养老地产必要性和可行性的基础上得出保险公司投资养老地产的策略建议。文章第一部分介绍了写作背景、研究意义以及大体的写作思路,阐述了当前国内外针对保险公司投资养老地产的研究现状。第二部分介绍了养老地产的概念、特征、类型,采用五力模型分析了我国养老地产的投资现状。第三部分从保险公司投资养老地产的可行性、必要性及保险公司投资养老地产的SWOT三个方面着手分析,以说明我国保险公司投资养老地产的意义。第四部分阐述了我国保险公司投资养老地产的投资方式,并比较了各种投资方式的优劣。第五部分给出了保险公司投资养老地产策略的建议,包括目标客户、运营模式、盈利模式等,特别探讨了“以房养老”模式在保险公司投资养老地产起到的作用。
[Abstract]:The problem of aging population is becoming more and more serious in our country. With the change of population structure and the change of the concept of old-age care, the service level of the existing pension institutions can not meet the increasing demand for the aged. How to build pension real estate that can meet different needs has become a key concern of major enterprises. Among them are insurance companies with a large number of idle funds. The new Insurance Law introduced in 2009 opened the way for insurance companies to invest in real estate. The insurance funds have always had problems such as low returns, mismatch between assets and liabilities, and so on. It is urgent to find new investment channels, so with the combination of real estate development, the old-age real estate with long investment term has become the new favorite of insurance companies, many insurance companies have been experimenting with pension real estate projects. If insurance funds invest in endowment property, on the one hand, it will help to solve the problems faced by the development of pension real estate, such as lack of funds and difficulty in financing. At the same time, insurance companies, especially life insurance companies, can make use of nursing personnel and services with professional advantages to improve the current pension real estate service system. On the other hand, for insurance companies, Investment in endowment real estate is conducive to widening the investment channels of insurance companies, perfecting the problem of matching assets and liabilities, increasing the proportion of investment in medium- and long-term projects, helping to expand the industrial chain of insurance companies and realizing the "win-win" between pension industry and insurance companies. The purpose of this paper is to analyze the necessity and feasibility of the insurance companies to invest in pension real estate, and draw the strategic suggestions of the insurance companies to invest in the endowment real estate. The first part of the article introduces the background of the writing. The significance of the study and the general thinking of writing, elaborated the current domestic and foreign research on the investment of pension real estate insurance companies, the second part introduces the concept, characteristics, types of pension real estate, In the third part, the author analyzes the feasibility, necessity and SWOT of the endowment real estate investment of the insurance company from three aspects: the feasibility, the necessity and the SWOT of the endowment real estate investment of the insurance company. In order to explain the significance of Chinese insurance companies' investment in endowment real estate. Part 4th expounds the investment mode of Chinese insurance companies' investment in pension real estate. And compared the advantages and disadvantages of various investment methods. Part 5th gives the insurance company investment pension real estate strategy recommendations, including target customers, business model, profit model, etc. In particular, the paper discusses the role of housing endowment model in insurance companies investment pension real estate.
