兰州市商业综合体选址研究

【摘要】：近年来,城市化迅速发展过程中对城市空间规模扩大的客观需求,房地产市场近年来的限购政策,以及当前居民消费形态升级,都需要一种混合化、多样化的商业服务形式,这些因素有力地推动了商业综合体在我国各级城市的迅速发展。从特殊性来说,作为一个河谷型城市,兰州市的土地资源是有限的,而在近年来迅速发展的城市化进程中,这一资源要素禀赋的制约与扩大城市空间规模的客观需求之间的矛盾,越来越凸显。正在建设中的兰州新区,由于种种复杂的原因,短期来说,还不具备承接兰州市城市化发展过程中迅速增加的商业、人口等资源的能力。而城市商业综合体,这种集约化利用空间结构的商业服务形式,有利于缓解这一矛盾,因而,本文就是在这样的背景下展开研究的。本文总共有五章,第一章是绪论,主要介绍研究的背景、选题意义、研究思路等;第二章是对兰州市商业综合体的内涵、发展历程,以及对相关研究文献的阐述;第三章阐述了兰州市商业综合体的发展概况,及商业综合体的实践,并结合前人研究,总结出兰州市商业综合体的选址原则、影响因素,并对各影响因素具体分析,从而构建了兰州市商业综合体选址评价指标体系;第四章构建兰州市商业综合体选址评价模型,并以兰州城关万达广场为例,先用层次分析法确定兰州市商业综合体选址评价指标体系中的各指标权重,再用模糊评价法对该市的万达项目选址进行综合评价;第五章总结出本文的研究结论及对政府、开发商提出的对策建议。此外,本文还提出,进行商业综合体选址时,需注意根据项目所在区域的实际情况,从而探索出符合省情市情的商业综合体选址评价模式。
[Abstract]:In recent years, the objective demand for the expansion of urban space in the rapid development of urbanization, the purchase restriction policy of the real estate market in recent years, and the upgrading of the current consumption patterns of residents, all need a mixed and diversified commercial service form. These factors have strongly promoted the rapid development of commercial complexes in all levels of cities in China. In terms of particularity, as a river valley city, the land resources of Lanzhou City are limited, but in recent years, in the rapid development of urbanization, The contradiction between the restriction of resource factor endowment and the objective demand of expanding the scale of urban space is more and more prominent. Lanzhou New District is under construction, because of various complicated reasons, in the short term, it does not have the ability to undertake the rapid increase of commercial, population and other resources in the process of urbanization development in Lanzhou City. But the city commercial complex, this kind of intensive use space structure commercial service form, is advantageous to alleviate this contradiction, therefore, this article launches the research under this kind of background. There are five chapters in this paper. The first chapter is the introduction, which mainly introduces the background of the research, the significance of the topic, the research ideas, etc. The second chapter is about the connotation, the development course and the related research literature of Lanzhou commercial complex. The third chapter describes the development of Lanzhou commercial complex, and the practice of the commercial complex, and combined with previous studies, summed up the Lanzhou commercial complex location principles, influencing factors, and specific analysis of each influencing factor. The fourth chapter constructs the evaluation model of Lanzhou commercial complex location, and takes Lanzhou Chengguan Wanda Square as an example. Firstly, the weight of each index in the evaluation index system of Lanzhou commercial complex site selection is determined by AHP, and then the Wanda project location is comprehensively evaluated by fuzzy evaluation method. Chapter five summarizes the research conclusions of this paper and the government. The countermeasures and suggestions put forward by the developers. In addition, this paper also puts forward that in the process of commercial complex location, we should pay attention to the actual situation of the area where the project is located, so as to explore the evaluation model of the commercial complex location in accordance with the situation of the province.
