沈阳市全装修住宅推进制约因素分析及对策研究

【摘要】:随着我国房地产行业的蓬勃发展以及住宅产业化的不断推进,全装修住宅以其节能环保、低碳经济的优势正在全国范围内大力推广。沈阳市作为辽宁省乃至整个东北区域的经济、文化中心,于去年出台了全面推进全装修住宅的相关政策,然而,目前沈阳市全装修住宅推进状况依然不容乐观。本文以全装修住宅为研究对象,以在沈阳市广泛推行全装修住宅为研究目标,在对沈阳市全装修住宅市场充分剖析的基础上,发掘制约沈阳市全装修住宅推进的因素,并利用主成分分析法(PCA)对主要制约因素进行识别,同时给出具有针对性的对策建议,促使沈阳市全装修住宅市场从无序走向有序,为沈阳市全装修住宅的顺利推广提供指引。本文首先介绍全装修住宅的相关研究综述,然后通过问卷调查、访谈和实地调研等形式对沈阳市全装修住宅推进现状及面临的问题从消费者、开发商、装修公司和政府四个层面进行分析、总结。其次,以沈阳市全装修住宅推进现状及面临的问题为基础,结合文献研究,构建以社会因素、成本因素、质量因素、管理因素以及其他因素为核心的沈阳市全装修住宅推进制约因素体系,并采用李克特尺度五点量表设立沈阳市全装修住宅推进制约因素调查问卷,对沈阳市房地产市场开展问卷调查,调查对象主要包括房地产领域相关专家学者、设计研究院从业人员、房地产开发商、建筑施工从业人员以及普通消费者,就五大类制约因素对全装修住宅的推广影响程度分别进行评价打分,并将收集到的数据运用主成分分析法进行定量分析,找出沈阳市全装修住宅推进过程中的主要制约因素。研究结果显示,消费者的质量承担风险、开发商的质量控制风险、消费者购房成本、全装修住宅验收技术标准和全装修住宅装修风格的选择限制是制约沈阳市全装修住宅推进的主要因素。最后,针对阻碍沈阳市全装修住宅推进的主要制约因素,结合沈阳市的实际情况,提出了具有创新性和实用性的对策建议,为沈阳市政府对全装修住宅的政策调控提供借鉴和参考。
[Abstract]:With the vigorous development of the real estate industry and the continuous promotion of the housing industrialization, the fully decorated housing is energy saving and environmental protection. The advantages of a low-carbon economy are being vigorously promoted throughout the country. Shenyang, as the economic and cultural center of Liaoning Province and even the entire northeast region, last year introduced a comprehensive promotion of fully renovated housing related policies, however, At present, the promotion of the fully decorated housing in Shenyang is still not optimistic. This paper takes the fully renovated residence as the research object, takes the extensive implementation of the fully decorated residence in Shenyang as the research goal, and on the basis of the analysis of the market of the fully decorated housing in Shenyang, This paper explores the factors that restrict the promotion of fully decorated housing in Shenyang, and identifies the main restrictive factors by using principal component analysis (PCAA). At the same time, some countermeasures and suggestions are given to promote the market of fully renovated housing in Shenyang from disorderly to orderly. This article first introduces the related research summary of the fully decorated residence, and then through the questionnaire survey, In the form of interviews and field research, this paper analyzes the current situation and problems faced with the promotion of fully renovated housing in Shenyang from four levels: consumer, developer, decoration company and government. Secondly, Based on the current situation and problems faced by the fully renovated residence in Shenyang, combined with the literature research, the paper constructs the social factor, the cost factor, the quality factor, and so on. Management factors and other factors as the core of Shenyang complete decoration housing propulsion constraints system, and the use of the Richter scale five-point scale to set up Shenyang complete decoration housing promotion constraints factors questionnaire, A questionnaire survey was conducted on the real estate market in Shenyang. The survey targets include experts and scholars in the field of real estate, employees of the Design Research Institute, real estate developers, construction workers and ordinary consumers. The paper evaluates the influence of five kinds of restriction factors on the popularization of fully decorated housing, and makes quantitative analysis of the collected data by principal component analysis. The research results show that the quality of the consumer bears the risk, the quality control risk of the developer, the cost of the purchase of the house by the consumer. The technical standard for the acceptance of the fully decorated residence and the selection and restriction of the decoration style of the fully decorated residence are the main factors restricting the promotion of the fully decorated residence in Shenyang. Finally, the main restrictive factors that hinder the promotion of the fully renovated residence in Shenyang are pointed out. Combined with the actual situation of Shenyang City, this paper puts forward some innovative and practical countermeasures and suggestions, which can be used for reference and reference for Shenyang municipal government to adjust and control the policy of fully renovated residence.
