轨道站点周边土地合理开发强度研究

【摘要】:随着我国经济持续快速健康的发展,城市城镇化程度不断提高,城市规模不断的扩张,城市交通压力也持续升高。引发交通拥堵问题,空气污染,道路环境恶化,城市开发不均衡等问题。建设城市轨道交通是解决以上问题的途径之一,在实践过程中仍有许多问题亟待解决,其中轨道站点周边土地合理开发强度就是一个必须面对的问题。因此,本文基于轨道交通与土地利用互动关系,从轨道站点的分类和直接吸引范围入手,分析不同影响因素对开发强度的影响程度,在实现土地资源利用最优化的条件下,对轨道站点周边的土地开发强度进行研究。论文分析国内外的轨道交通与土地利用关系的发展现状,主要从轨道站点周边土地利用情况和开发情况两个方面入手,将两者的研究状况相互交叉整理,总结轨道站点周边土地开发的基本经验。把握城市轨道交通与土地开发的基本关系,为论文的研究提供必要的理论基础与实践基础。在现有理论研究的基础上,通过实地调查分析,研究城市轨道交通站点的分类与站点直接影响范围。结合南京市轨道1号线及其南延线数据,运用主成分分析法提炼相关因子,运用SPSS软件将所得数据归类分析,将轨道站点分成:一般站、交通枢纽站、城市中心站、次级中心站、终端中心站五类。再进行城市轨道交通接驳调查,对各类型站点的直接影响范围进行估算。再在大量案例的支持下,分析土地利用类型对土地开发强度的影响,发现轨道站点周边土地开发强度与土地利用类型关系密切,当土地利用中,商业、办公用地增加时,土地开发强度随之增加,当居住用地增加时,开发强度随之缓慢降低。同时在开发的过程中,高强度开发地块也表现出向枢纽集聚的的趋势;分析轨道客流量对土地开发强度的影响,得出不同日均上下客流量时的站点周边土地开发的建议强度值;分析轨道站点对土地开发强度的影响,结合香港与台湾轨道系统的对比分析,站点区位对开发强度的作用,得出不同类型轨道站点周边的建议开发强度。根据轨道交通与土地利用的互动关系,以满足人类社会活动最大需求为目标条件,业态平衡和轨道交通最大承载力为约束条件,设计简单的线性优化模型,计算在轨道站点直接吸引范围内的住宅、办公、商业等各类建筑的开发面积。并且在一定的假设条件下,对模型进行简化;并对南京市轨道3号线进行算例分析,验证模型的合理性以及有效性。
[Abstract]:With the sustained rapid and healthy development of our country's economy, the degree of urban urbanization continues to improve, the scale of the city expands, and the urban traffic pressure continues to rise, which causes traffic congestion, air pollution, and deterioration of the road environment. The construction of urban rail transit is one of the ways to solve the above problems. There are still many problems to be solved in practice. Therefore, based on the interaction between rail transit and land use, this paper starts with the classification and direct attraction scope of rail stations. By analyzing the influence degree of different influencing factors on the development intensity, under the condition of realizing the optimal utilization of land resources, The paper analyzes the development status of the relationship between rail transit and land use at home and abroad, mainly from the two aspects of land use and development around the rail station. The research status of the two is intersected, and the basic experience of the land development around the rail station is summarized, and the basic relationship between urban rail transit and land development is grasped. To provide the necessary theoretical and practical basis for the research. On the basis of the existing theoretical research, through field investigation and analysis, This paper studies the classification of urban rail transit stations and the direct influence range of the stations. Combining with the data of Nanjing track 1 and its southern extension line, the principal component analysis method is used to extract the relevant factors, and the data are classified and analyzed by SPSS software. The rail stations are divided into five categories: general station, transportation hub station, urban central station, secondary central station and terminal central station. With the support of a large number of cases, the influence of land use type on land development intensity is analyzed, and it is found that the land development intensity around track station is closely related to land use type. When the land use, commercial and office land increases, the land development intensity increases, and when the residential land increases, the development intensity decreases slowly. At the same time, in the process of development, The high intensity development land also shows the tendency of gathering to the hub, analyzes the influence of the rail passenger flow on the land development intensity, and obtains the suggested intensity value of the land development around the station when the daily average passenger flow is different. Analyzing the impact of rail stations on the intensity of land development, and combining with the comparative analysis of rail systems in Hong Kong and Taiwan, the effect of site location on the intensity of development is analyzed. According to the interaction between rail transit and land use, the target condition is to meet the maximum demand of human social activities, and the balance of operation condition and the maximum bearing capacity of rail transit are the constraint conditions, according to the relationship between rail transit and land use, the suggested development intensity of different types of rail stations is obtained. A simple linear optimization model is designed to calculate the development area of residential, office, commercial and other buildings in the direct attraction range of rail stations. The model is simplified under certain assumptions. An example of Nanjing track 3 is given to verify the rationality and validity of the model.
