多因素影响下天台县水南城中村改造布局方案研究

【摘要】：城市的发展伴随着旧有建设地块的更新,除了城市旧区的更新外,也包括城中村的更新。由于城市用地的不断扩张,原有的村庄逐渐被城市建筑所包围,形成了位于城市中的孤岛。这些村庄的土地权属和用地性质都明显与周边的城市不同。随着城市建设的需要,或是为了更经济的利用土地,或是为了改善城市的形象、改善民生,城中村更新改造势在必行,相关的理论和实践研究也应运而生。近期城中村的研究关注点多在其内在成因和发展趋势上。改造布局规划是城中村更新改造的过程中运用的一种技术方法,它关注的是城中村物质上的更新改造。城中村改造布局规划是根据发展趋势,对村庄未来空间形态进行的预判重构。通过图纸上模拟化的空间布局,为实际操作提供参考。由近期理论研究和实践案例可以看出,现在的城中村更新改造基本还是在延续一种普通住宅社区的规划布局方式,即在限定规划范围、建设开发容量的前提下,进行的一种普适性的规划布局。其特点即是以城市小区的思维来处理城中村问题。这种单一思维的规划方式的弊端在逐渐显现,主要表现在村民等利益群体对更新改造的抵触情绪上。本文运用理论归纳、案例比较、实证研究等方法,从多因素影响角度出发,探寻在城中村的改造布局规划中产生影响的因素,并对产生布局的影响因素程度进行分析,明确应在高效利用开发前提下,综合考虑多因素的影响进行优化布局,从而最终建立多因素影响下城中村改造布局的基本思路。通过实证研究的方法,对天台县水南村的实例进行实际运用,建立一个基于各方因素影响思路的、相对合理的城中村布局方案。为城中村改造布局规划的理论和实践提供参考。
[Abstract]:The development of the city is accompanied by the renewal of the old construction land, in addition to the renewal of the old urban area, it also includes the renewal of the village in the city. Because of the continuous expansion of the urban land, the original village is gradually surrounded by the urban buildings. These villages are obviously different from the surrounding cities in terms of land ownership and the nature of the land. With the need for urban construction, either to make use of land more economically or to improve the image of the city, To improve people's livelihood, it is imperative to renew and rebuild villages in the city. Relevant theoretical and practical studies have also emerged. In the near future, the research focus of the village in the city is mostly on its internal causes and development trend. The layout planning of transformation is a technical method used in the process of the renewal and transformation of the village in the city. It focuses on the material renewal and transformation of the village in the city. The layout planning of the transformation of the village in the city is a pre-judgment and reconstruction of the future spatial form of the village according to the development trend. From recent theoretical research and practical cases, it can be seen that the renewal and transformation of villages in cities is basically a continuation of the planning and layout of ordinary residential communities, that is, to limit the planning scope. Under the premise of construction and development capacity, a kind of universal planning layout is carried out. Its characteristic is to deal with the village problem in the city with the thinking of the urban district. The disadvantages of this kind of single thinking planning mode are gradually appearing. This paper uses the methods of theoretical induction, case comparison, empirical research, and so on, from the perspective of multi-factor influence, which is mainly reflected in the resistance of the villagers and other interest groups to the renewal and transformation. This paper explores the factors that influence the layout planning of the village in the city, and analyzes the degree of the influencing factors of the layout, and makes it clear that under the premise of efficient utilization and development, we should comprehensively consider the influence of multiple factors to optimize the layout. Finally, the basic idea of village reconstruction layout under the influence of multiple factors is established. Through the method of empirical research, the practical application of the example of Shuinan Village in Tiantai County is carried out, and a method based on the influence of various factors is established. A relatively reasonable layout scheme of village in city. It provides a reference for the theory and practice of layout planning of village transformation in city.
