厦门市公租房居住满意度分析及提升路径

【摘要】:近几年,由于房价上涨过快,中等收入住房困难民众如新职工、外来务工人员等等住房支付能力严重不足,为了改善这一住房困难显现,政府出台了一些列政策来缓解“夹心层”住房困难的局面,政府但不仅要提供公租房的住房,更应该注重居民的居住满意与否。以对公租房居住满意度的探讨,特别是公租房项目走在前列的厦门市公租房满意度的探讨是本文的中心。本文在顾客满意度理论、居住满意度理论研究基础上,以美国顾客满意度模型为基础,建立了公租房居住满意度影响因素理论模型,并细分了影响公租房居住满意度的因素。模型以建筑本体、小区环境、配套设施、区位环境、物业管理为模型的自变量,以感知价值、居住满意度、住户抱怨和住户忠诚为因变量,并提出了基本假设。运用SPSS和AMOS软件,对厦门市公租房问卷数据进行统计和分析,并对所建立的模型进行分析和改进,最终得出了厦门市公租房居住满意度情况。本文的研究结论主要有如下几个方面:(1)公租房居住满意度是受多因素的影响的,主要有感知价值、物业管理、建筑本体、区位环境、小区环境、配套设施等,这些因素都对居住满意度起着直接或间接的影响。(2)模型分析结果显示厦门市公租房的感知价值对居住满意度的影响最大,其次依次是物业管理、建筑本体、区位环境、小区环境、配套设施。(3)根据分析结果,提出一个基于SD的公租房居住满意度的提升机制模型,对厦门公租房居住满意度提升提出合理化建议。
[Abstract]:In recent years, because housing prices have risen too fast, people with middle-income housing difficulties, such as new workers, migrant workers, and so on, have seriously inadequate housing affordability. In order to improve the housing difficulties, The government has introduced a series of policies to ease the housing difficulties of the "sandwich layer", but the government should not only provide public rental housing, but also pay attention to residents' living satisfaction or not. In order to discuss the satisfaction of public rental housing, especially the public rental housing project in the forefront of Xiamen City public rental housing satisfaction is the center of this paper. On the basis of the theory of customer satisfaction and the theory of residential satisfaction, based on the American customer satisfaction model, this paper establishes a theoretical model of the influencing factors of public rental housing satisfaction, and subdivides the factors that affect the public rental housing satisfaction. The model takes building ontology, community environment, supporting facilities, location environment and property management as independent variables of the model, and takes perceived value, residential satisfaction, household complaint and household loyalty as dependent variables, and puts forward basic assumptions. By using SPSS and AMOS software, this paper makes statistics and analysis on the questionnaire data of public rental housing in Xiamen, analyzes and improves the established model, and finally obtains the satisfaction degree of public rental housing in Xiamen. The main conclusions of this paper are as follows: (1) the satisfaction degree of public rental housing is affected by many factors, such as perceived value, property management, building ontology, location environment, community environment, supporting facilities, etc. The results of model analysis show that the perceived value of public rental housing in Xiamen has the greatest impact on residential satisfaction, followed by property management, building ontology, location environment. According to the analysis results, this paper puts forward a model of improving the satisfaction degree of public rental housing based on SD, and puts forward some reasonable suggestions on how to improve the satisfaction degree of public rental housing in Xiamen.
