中月大厦商务设施用房项目设计研究

【摘要】:随着全球工业化与商业的快速发展,城市化进程进一步加剧,商务设施用房开发模式随即而生,已经成为现代化城市中主要的建筑模式。我国自从改革开放以来,国民经济得到了很大的提高,特别是大中城市,发展日新月异,各大城市已经成为人口、商业、建筑高度密集的中心区域。城市人口大量聚集,这就对城市的各类功能提出了更高的要求,而为了满足密集人口的需要,多功能商务设施用房逐渐在各大城市盛行起来。商务设施用房集办公居住商业等多种功能于一身,并且各功能之间相互影响、相互联系,互补互助、共同发展,已经成为现代化城市中一种新型的高效率的复合型地产模式。现阶段,我国的办公企业规模多以中小企业为主,大型的企业公司相对较少,大中小企业的数量关系犹如金字塔,但是他们所拥有的建设资金与数量则是成反比。现代商业设施用房的建成,为大多数中小企业提供了办公活动场所,也构成了公共性的大规模城市商业综合体,加之合理的组织结构以及各单位间的相互协作,在很大程度上推进了我国中小企业的发展,并有效的降低了资源的浪费,现代商业综合体已成为各大城市主要的建筑模式之一。本文以中月大厦商务设施用房工程为例,深入分析了现代城市商业办公建筑形式的设计,目的是进一步改善我国大多数中小企业以及事业单位的办公环境,并使建筑地产开发企业获得更多的经济收益。本文内容主要有五个部分组成,分别是:第一部分,绪论:分别阐述了课题来源、国内外研究现状、研究目的及意义、研究内容,提出本文论点;第二部分,研究背景综述:分别从区位、项目和上位规划三个方面阐述了本文的研究背景;第三部分,基于商业办公用途的建筑设计理论及方法探讨:分别分析了商业办公建筑设计理念及特点、室内办公布局设计理论、内外部环境及形体设计理论、和节能环保设计理论;第四部分,中月大厦商务设施用房方案设计:分别从建筑设计、结构设计、给排水设计、暖通设计、电气设计和节能环保设计几个方面提出了设计方案。第五部分,中月大厦商务设施用房设计分析:分别从地块优势、市场营销、室内布局效果、建筑效果、建筑性能(含节能环保措施)和经济技术指标对杭政储出地块商务设施用房设计进行分析。最后,结论与展望:总结全文,展望未来。
[Abstract]:With the rapid development of global industrialization and commerce, the process of urbanization is becoming more and more serious, and the development mode of commercial facilities has become the main building mode in modern cities. Since China's reform and opening up, the national economy has been greatly improved, especially large and medium-sized cities, the rapid development of each major city has become the population, commerce, building a high density of the central region. A large number of urban population gathered, which put forward higher requirements for the various functions of the city, and in order to meet the needs of the dense population, multi-purpose business facilities gradually prevailed in the major cities. The commercial facilities house has a variety of functions such as office living business and other functions, and each function affects each other, mutual connection, mutual assistance, common development, has become a new type of high efficiency complex real estate mode in modern cities. At present, the scale of office enterprises in our country is mainly small and medium-sized enterprises, the large enterprises are relatively few, the relationship between the large and medium-sized enterprises is like a pyramid, but they have the construction funds and the quantity is inversely proportional. The construction of modern commercial facilities provides office space for most small and medium-sized enterprises, and also constitutes a public large-scale urban commercial complex, together with a reasonable organizational structure and mutual cooperation among various units. To a large extent, it has promoted the development of small and medium-sized enterprises in China, and effectively reduced the waste of resources. The modern commercial complex has become one of the main construction modes in major cities. In this paper, the design of modern urban commercial office building is deeply analyzed with the example of the commercial facilities of Zhongyue Mansion. The purpose is to further improve the office environment of most small and medium-sized enterprises and public institutions in our country. And make construction real estate development enterprises to obtain more economic benefits. The main content of this paper is composed of five parts: the first part, introduction: respectively elaborated the subject source, the domestic and foreign research present situation, the research goal and the significance, the research content, proposed this article argument; the second part, Summary of the research background: from the location, project and upper planning three aspects of the research background of this paper; the third part, The theory and method of building design based on commercial office use: the design concept and characteristics of commercial office building, interior office layout design theory, internal and external environment and shape design theory, and energy conservation and environmental protection design theory are analyzed respectively. The fourth part, the design of the commercial facilities of the Middle Moon Building: from the architectural design, structural design, water supply and drainage design, HVAC design, electrical design and energy conservation and environmental protection design several aspects of the design scheme. The fifth part, the design analysis of the commercial facilities of Zhongyue Building: from the land advantage, marketing, interior layout effect, building effect, The building performance (including energy saving and environmental protection measures) and economic and technical indexes are analyzed in the design of commercial facilities of Hangzhou government reserve land. Finally, the conclusion and outlook: summary of the full text, looking forward to the future.
