国内奥特莱斯购物中心外部公共空间设计探究

【摘要】:奥特莱斯作为一种新型的商业业态于2013年首次出现在中国,随后便在国内兴起了建设奥特莱斯的热潮,现阶段国内已经建成的奥特莱斯有250家之多,但是由于缺乏成熟的经验,一大部分奥特莱斯在短暂的经营过后都宣布倒闭,因而真正意义上成功的奥特莱斯并不多。但是一种新业态的出现必然会存在其特殊性,因此无论在空间上,还是功能上都有其不同于其他建筑类型的特点。在此背景下,对奥特莱斯的研究是个紧迫的课题。奥特莱斯在国内的发展模式主要分为“仓储式”和“花园式”两类,本文将研究方向定为“花园式”奥特莱斯,因此奥特莱斯的外部公共空间是串联起整个商业流线的重要环节,也是最能体现奥特莱斯特色的重要空间,因此结合业态的特殊性,研究奥特莱斯外部公共空间的特性,总结出其设计手法是本文研究的主要目的所在。文章开头对相关问题进行了概括性总体研究,其中包括商业建筑、郊区购物中心、奥特莱斯等,接着深入解析外部公共空间设计的宏观影响因素。从第四章开始,调研国内四个新建典型“街区式”奥特莱斯案例——分别为上海青浦奥特莱斯购物中心、北京赛特奥特莱斯购物中心、佛罗伦萨小镇-京津名品奥特莱斯购物中心、成都时代奥特莱斯购物中心,从前期场地设计、步行外街公共空间设计、节点公共空间设计、外部公共空间界面设计等多方面进行深入解析,接着通过对四个案例的横向对比,探讨与之相适应的空间模式、空间尺度和空间界面。第六章分析奥特莱斯业态定位对其外部公共空间的整体影响,研究他们之间的相互关系,然后分别以消费者行为和环境设计两方面作为切入点探讨外部公共空间商业氛围的营造策略。本文从案例中吸取各个奥特莱斯设计中成功的经验,尝试分析总结其设计方法,可以为今后的奥特莱斯建筑设计实践提供更多的参考和思考的着眼点。
[Abstract]:Otellis as a new business form first appeared in China in 2013, and then there was a boom in building Otellis in China. At this stage, there are 250 Otellis built in China. However, due to lack of mature experience, a large part of Otellis declared bankruptcy after a short period of operation, so it is true. There are not many successful Autellis in the right sense. But the emergence of a new type of business will inevitably have its particularity, so it is different from other types of architecture in space and function. In this context, the study of Autellis is an urgent topic. Autellis'development model in China is mainly divided into two parts. "Storage" and "Garden" are two types of research, this paper will focus on the "Garden" Otellis, so the external public space of Otellis is an important link linking up the entire business line, but also the most important space to reflect the characteristics of Otellis, therefore, combined with the particularity of the format, study the Otellis external public space. The main purpose of this study is to summarize the characteristics of the design method. At the beginning of this paper, the related issues are summarized, including commercial buildings, suburban shopping malls, Autres and so on. Then the macro-factors affecting the design of the external public space are analyzed in depth. T-type "block" OTRICE case - Shanghai Qingpu OTRICE Shopping Center, Beijing Seto OTRICE Shopping Center, Florence Town-Beijing-Tianjin Famous OTRICE Shopping Center, Chengdu Times OTRICE Shopping Center, from the early stage of venue design, pedestrian street public space design, node public space design, external space design Then, through the horizontal comparison of four cases, the corresponding spatial patterns, spatial scales and spatial interfaces are discussed. Chapter 6 analyzes the overall impact of Otellis'positioning on its external public space, studies the relationship between them, and then eliminates them respectively. This paper tries to analyze and summarize the design methods from the successful experiences of various Autellis designs, which can provide more references and thinking points for the future Autellis architectural design practice.
