南京江宁义乌小商品城的建筑改造研究

【摘要】：尽管快速的城市化带动了经济发展,但是无节制的扩张也导致了建筑的粗制滥造。大量项目仅追求短期利润,忽略了建筑品质,面临被城市淘汰的困境。商业建筑是城市中与生活密切相关的建筑类型,旧有的商业建筑在激烈的商业竞争中越来越显示其劣势：越来越不适应人们的需求,面临被城市遗弃的困境。在这种背景下,旧商业建筑需要根据新的设计理念、生活模式和消费文化做出适应性调整,使商业恢复活力。以南京义乌小商品城为典型实践案例,通过场地调研和现存问题的剖析,同时借鉴国内外商业更新改造的成功案例,制定适应性更新和改造措施,焕发小商品城新时代的活力。第一章介绍了研究的相关背景、意义和方法；第二章通过国内外四个商业街改造案例汲取经验,总结商业街衰落的原因以及解决的措施；第三章是南京义乌小商城实践的准备阶段,通过实地调研总结大量数据,找出失败的问题所在；第四章是重点章节,阐述对小商品城的具体改造,论述实践过程。通过南京江宁义乌小商品城的具体改造实践,探索城市更新发展之路,为抽身于经济利益之外的思考提供平台,为将来旧商业提供可持续发展。
[Abstract]:Although rapid urbanization has led to economic growth, uncontrolled expansion has also led to the construction of rough construction. A large number of projects only pursue short-term profits, ignoring the quality of construction, and facing the dilemma of being eliminated by the city. Commercial buildings are closely related to life in the city, the old commercial buildings in the fierce commercial competition more and more show its disadvantages: more and more do not adapt to the needs of people, facing the plight of being abandoned by the city. In this context, the old commercial buildings need to adapt to the new design concept, life model and consumption culture, so that the business can be revitalized. Taking Yiwu small Commodity City of Nanjing as a typical practice case, through site investigation and analysis of existing problems, at the same time, draw lessons from domestic and foreign successful cases of commercial renewal and transformation, formulate adaptive renewal and transformation measures, coruscate the vitality of the new era of small Commodity City. The first chapter introduces the relevant background, significance and methods of the study, the second chapter summarizes the reasons for the decline of the commercial street and the measures to solve it. The third chapter is the preparation stage of the practice of Nanjing Yiwu small Mall, through field investigation and summary of a large number of data, to find out the failure of the problem; the fourth chapter is the key chapter, elaborated on the specific transformation of the small Commodity City, discusses the practice process. Through the concrete transformation practice of Yiwu small Commodity City in Jiangning, Nanjing, this paper explores the road of urban renewal and development, provides a platform for thinking away from economic benefits, and provides a sustainable development for the future old commerce.
