利于邻里交往的单位社区更新模式与对策研究

【摘要】:随着住房体制改革,单位社区,即我们俗称的“单位大院”出现了老化和治理上的真空。改革的同时,传统社区中普遍存在的亲密的首属关系削弱了,当代社区居民开始对单位社区的邻里交往怀念。在城市社区重构的过程中,我们是在原有单位社区的规划方式基础上进行提升,还是推翻重建、与市场化的住区并轨,是本文的研究意义所在。论文首先对邻里交往、单位社区以及单位社区的模式进行了相关基础研究,通过文献查阅、归纳验证、问卷调查等研究方法对单位社区的邻里交往行为进行了研究分析。并从调研着手,对工厂社区、学校社区以及行政单位社区进行了调研,总结单位社区的共性及特性,分析单位社区存在的问题。基于邻里交往理论和新城市主义理论提出了单位社区更新改造的“N+1”模式,在此模式下演绎出了4种空间组织策略:功能集中式、功能互补式、绿化纽带式、活动关联式,并在物质环境、社区安全性和可达性、经济和政策方面加以引导。在此基础上,以哈尔滨的城市背景为依托,选择最具代表性的单位社区—哈尔滨电气集团社区为研究对象,进行了实地调研,查阅有关政策、法规,结合“N+1”模式提出了对该地段改造模式及改造对策的探讨,以期对今后单位社区的发展提供参考。
[Abstract]:With the reform of housing system, unit community, commonly known as "unit compound", appears aging and governance vacuum. At the same time, the close first-family relationship in the traditional community was weakened, and the contemporary community began to miss the neighborhood communication of the unit community. In the process of urban community reconstruction, the significance of this paper lies in whether we should upgrade on the basis of the planning mode of the original unit community, or overthrow the reconstruction, and merge with the market-oriented residential area. At first, the paper carries on the related basic research to the neighborhood communication, the unit community and the unit community pattern, through the literature consult, the induction validation, the questionnaire investigation and so on research method has carried on the research analysis to the unit community neighborhood communication behavior. Based on the investigation, the author investigates the factory community, the school community and the administrative unit community, summarizes the commonness and characteristics of the unit community, and analyzes the problems existing in the unit community. Based on the theory of neighborhood communication and new urbanism, this paper puts forward the "N 1" model of unit community renewal and transformation, and deduces four kinds of spatial organization strategies under this model: function centralization, functional complementation, greening tie, activity correlation. And in the physical environment, community safety and accessibility, economic and policy guidance. On this basis, based on the urban background of Harbin, the most representative unit community, Harbin Electric Group Community, was selected as the research object, and the relevant policies, laws and regulations were consulted. Combined with "N1" model, this paper puts forward a discussion on the transformation mode and countermeasures of the site, in order to provide a reference for the development of the unit community in the future.
