杭州小套型高层住宅建筑的经济合理性分析

【摘要】:我国正处在经济高速发展时期,随着城市化进程的加快,人们的生活水平不断提高,住宅的需求量正不断增加。但城市土地资源的稀缺决定了我国城市住宅的发展的方向,家庭结构简单化,土地资源匮乏,房价攀升等现状使得普通老百姓,特别是中低收入家庭支付能力不足,使得高层住宅建筑中的面积适当、高舒适度、健康环保的小套型越来越受到市场的青睐。小套型是以解决困难群众住房问题,构建和谐社会为当前政策的出发点的未来户型需求和设计发展的主流。小套型高层住宅无疑的在经济投资上比其他户型高层住宅略胜一筹。因此选择杭州地区小套型高层住宅建筑经济性的研究为课题。以期能总结出小套型高层住宅空间的经济合理性,同时求得建筑用地成本与建筑面积的平衡点,更好的指导住宅地产的开发及设计。能让更多的市民买得起房子,解决好人口与城市化加剧所带来居住用地紧张之间的矛盾,对于提高人们生活水平,推动住宅研究,促进社会发展有着重要的现实意义。本文立足于当前国情,通过对当前高层建筑以及小套型的流行发展进行了论述,进而从实际主要城市小套型建筑设计中存在的问题出发,研究目前国内外小套型住宅的设计发展状况。通过结合分析住宅建筑的结构合理性、横向经济性以及套内经济优化设计三个方面内容,总结出实现高层住宅空间经济合理性的措施和方法,以求得经济效益与舒适建筑住宅的平衡点,更好的指导于住宅地产的开发及设计。在目前土地资源匮乏,房价攀升的市场状况下,使小套型住宅的开发能更好的满足开发者及消费者的需求。
[Abstract]:China is in a period of rapid economic development. With the acceleration of urbanization, people's living standards are constantly improving, and the demand for housing is increasing. However, the scarcity of urban land resources determines the direction of urban housing development in China. The simplification of family structure, lack of land resources and rising house prices make ordinary people, especially low-and middle-income families lack the ability to pay, and so on. So that the high-rise residential building area is appropriate, high comfort, health and environmental protection of the small set is increasingly favored by the market. Small-scale housing is the mainstream of future household demand and design development in order to solve the housing problem of difficult people and build a harmonious society as the starting point of the current policy. Small high-rise housing is undoubtedly a bit better than other high-rise housing in economic investment. Therefore, the research on the economy of small-sized high-rise residential buildings in Hangzhou area is chosen as the subject. In order to sum up the economic rationality of small-sized high-rise residential space, at the same time to find the balance between the cost of building land and the building area, and better guide the development and design of residential real estate. It is of great practical significance to improve the living standard of people, promote the research of housing and promote the development of society, which can make more citizens afford to buy a house, solve the contradiction between population and urbanization, bring about the shortage of residential land, improve the living standard of people, promote the research of housing, and promote the development of society. Based on the current national conditions, this paper discusses the popular development of high-rise buildings and small suites, and then proceeds from the problems existing in the design of small-sized buildings in major cities. This paper studies the design and development of small housing at home and abroad. Based on the analysis of the structural rationality, lateral economy and optimization design of the interior economy of residential buildings, this paper summarizes the measures and methods to realize the spatial economic rationality of high-rise residential buildings. In order to obtain the balance between economic benefits and comfortable residential buildings, better guide to the development and design of residential real estate. At present, with the lack of land resources and rising house prices, the development of small apartment can better meet the needs of developers and consumers.
