基于功能耦合的城市地下空间规划理论及其关键技术研究

【摘要】:城市地下空间是城市空间的重要组成部分和发展方向,是实现和发挥未来城市功能的重要载体。现有城市地下空间规划理论及其技术方法体系,对城市地下空间发展演化的根本规律和内在机制研究还不够深入系统,未形成科学系统的理论体系。由于规划理论与方法是城市地下空间科学、有序、高效发展的重要理论基础,因此从城市地下空间发展演化内在机制出发对城市地下空间规划理论及其技术方法体系进行全面系统的研究是当前城市地下空间开发建设的重大课题。本文以近现代城市地下空间为研究对象,通过案例分析、理论推导、模型模拟、逻辑演绎和实例验证等方法,对城市地下空间系统的区位分布机理和系统演化功能耦合机制进行系统深入研究,提出了城市地下空间功能耦合规划理念,构建了以功能耦合规划为重要内容、以方案功能耦合评价为核心的城市地下空间规划体系及各类型规划的体系框架;并深入研究解决了城市地下空间规划的三个关键技术——规划分类标准、规划控制指标和方案评价体系,建立了城市地下空间规划理论与方法体系。主要研究内容与成果总结如下:(1)总结了城市地下空间系统在时间和空间上发展演化的内在机制——分布机理与演化机制的研究成果与进展;全面回顾了城市地下空间规划设计思想理论及其关键技术的研究成果,包括规划设计思想发展变化、规划编制体系、规划分类标准、规划控制指标及方案评价体系的技术方法和研究成果,并指出了存在的问题。(2)揭示了城市地下空间系统区位分布形态特征与规律,将地下空间变量引入单中心城市静态模型,分别建立了城市地下空间系统开发形成模型和强度形成模型。分析表明:城市地下空间开发的形成条件、总体收益与土地租金、区位、时间、成本等因素密切相关;城市地下空间开发强度与土地价格、利息率、建筑均价、建筑生产函数、区位等因素密切相关。(3)对城市地下空间系统演化机制进行了深入研究,论证了城市地下空间系统的自组织系统属性,提出了城市地下空间系统演化内在机制——功能耦合机制,建立了功能耦合机制的竞争协同模型。(4)提出了城市地下空间功能耦合规划理念,定义了城市地下空间功能耦合规划理论,构建了以功能耦合规划为重要内容、以方案功能耦合评价为核心手段的基于功能耦合理论城市地下空间规划体系。(5)提出了适用于不同类型城市地下空间规划,包含7大类、25小类的分类标准,构建了包含9个地块类指标和5个空间类指标的城市地下空间规划控制指标体系。(6)建立了兼顾不同层次规划需求、以系统功能耦合度为评价目标的城市地下空间方案功能耦合评价体系,设计了包含3个一级指标、8个二级指标、21个总体规划底层独立指标、19个详细规划底层独立指标的评价指标体系,采用了层次分析法与熵值法相结合的指标权重主客观综合赋值方法。(7)将功能耦合规划理论及其规划技术方法体系运用于无锡城市地下空间规划实例,从总规层面分析了无锡城市地下空间系统的发展现状和趋势,评价了规划目标的实现情况,提出了未来发展的对策建议;对无锡城市地下空间详细规划各个案例进行了系统功能耦合度评价,验证了功能耦合度评价体系的有效性。
[Abstract]:The underground space of the city is an important part of the urban space and the development direction, which is an important carrier for realizing and playing the function of the future city. The existing urban underground space planning theory and its technical method system, the fundamental law and the internal mechanism research on the development and evolution of the urban underground space are not in-depth system, and the theoretical system of the scientific system is not formed. Because the planning theory and method are the important theoretical basis of the city's underground space science, order and high-efficiency development, Therefore, from the internal mechanism of the urban underground space development, the study of the urban underground space planning theory and its technical method system is a major subject of the development and construction of the underground space in the current city. Based on the study of the underground space of the modern city, this paper makes a systematic study on the location distribution mechanism and the system evolution function coupling mechanism of the urban underground space system through the case analysis, the theoretical deduction, the model simulation, the logical deduction and the case verification. The concept of the urban underground space function coupling planning is put forward, and the urban underground space planning system and the system framework of each type planning are constructed based on the function coupling planning as the important content and the scheme function coupling evaluation as the core. The three key technologies of urban underground space planning, such as the planning classification standard, the planning control index and the scheme evaluation system, are studied in depth, and the theory and method system of urban underground space planning is established. The main research contents and achievements are as follows: (1) The research results and progress of the internal mechanism and the evolution mechanism of the development and evolution of the urban underground space system in time and space are summarized. The research results of the thought theory and key technology of the urban underground space planning and design are comprehensively reviewed, including the development of the planning and design, the planning and preparation system, the planning and classification standard, the planning control index and the technical methods and the research results of the scheme evaluation system. And the existing problems are pointed out. (2) The characteristics and laws of the location distribution of the urban underground space system are revealed, and the underground space variable is introduced into the static model of the single center city, and the model and the strength forming model of the development of the urban underground space system are respectively established. The analysis shows that the formation conditions of urban underground space development are closely related to the factors such as land rent, location, time, cost and so on; the development intensity of the underground space of the city is closely related to the land price, the interest rate, the building average price, the building production function, the location and other factors. (3) The evolution mechanism of the urban underground space system is deeply studied, the self-organizing system property of the urban underground space system is proved, the internal mechanism _ function coupling mechanism of the urban underground space system evolution is put forward, and the competition cooperation model of the functional coupling mechanism is established. (4) The concept of the urban underground space function coupling planning is put forward, and the function coupling planning theory of the urban underground space is defined, and the functional coupling planning is constructed as the important content, and the functional coupling theory based on the function coupling evaluation is the core means. (5) The urban underground space planning control index system, which is suitable for different types of urban underground space planning, including 7 categories and 25 small classes, is proposed. and (6) establishing a functional coupling evaluation system of the urban underground space scheme which takes into account the requirements of different levels of planning and the system function coupling degree as an evaluation target, The evaluation index system is designed, which includes three first-level indicators,8 secondary indexes,21 master plan bottom-level independent indexes, and 19 detailed planning bottom-level independent indexes, and the index weight main objective comprehensive assignment method combined with the method of the analytic hierarchy process and the entropy value method is adopted. (7) The function coupling planning theory and the planning and technical method system are applied to the urban underground space planning examples in Wuxi, and the development status and trend of the underground space system in Wuxi city are analyzed from the general rule level, and the implementation of the planning target is evaluated. The countermeasures and suggestions for future development are put forward, and the system function coupling degree evaluation is carried out for each case of the detailed planning of the underground space of Wuxi city, and the effectiveness of the function coupling degree evaluation system is verified.
